Region 8 Tulum real estate is where the land is. Ten of our 22 live listings here are lots, the joint highest count of any area we cover, and that single fact defines what this place is for.
What it is
Another of Tulum's municipal region designations rather than a named neighborhood, inland from the coast. Like Region 15 it is large, still filling in, and varies considerably street by street. Some of it is serviced and built; a good deal of it is jungle with a plan attached.
What is for sale
Ten land parcels, six condos, five houses and one penthouse. Ten of the 22 are pre-construction and only three are recorded as finished, with the rest not yet carrying a construction stage. Two bedrooms is the most common layout among the built stock, the median size is 2,041 sq ft (190 m²) and the median asking price is $689,924 USD, from $140,875 USD to $3,600,000 USD.
Who it suits
Developers and self builders first. If you want to buy a lot, design something and put it up, Region 8 and Region 15 are where that conversation happens, and Region 8 has the deeper land supply of the two relative to its size.
It also suits an investor comfortable buying early into an area that is still forming, on the understanding that what surrounds your plot in five years is not knowable today.
What to watch
Land is a different purchase from a finished home and the checks are different. Verify the title and its history, confirm the zoning and what density it permits, establish where power and water actually reach, and check road access to the specific lot rather than to the area.
Ejido history matters in Quintana Roo and it is the thing most likely to cause trouble later. Have your own lawyer confirm the chain of title before you commit to anything, and do not rely on a seller's summary of it.

The rest of the payments are made according to negotiable payment plans spreading the cost over the construction time, allowing investors to enjoy better liquidity before delivery.

Tulum is safe. Recent data shows that the crime index is in fact lower in Tulum than in major cities of the United States, such as Miami (see here).
