Region 15 Tulum real estate covers the volume mid market, and it is the widest spread of any area we sell in. Asking prices across our 62 live listings run from $119,000 USD to $4,800,000 USD. That is a forty fold range inside one name.

Start there, because it is the thing most buyers get wrong. Region 15 is a municipal designation covering a large area, not a price level and not a product. Anyone quoting you a Region 15 figure without naming the street and the building is telling you nothing useful.

Where it sits

Region 15 lies inland from the beach road, beyond La Veleta as you move away from the coast. It is the newest of Tulum's residential areas and the one that has absorbed most of the last few years of building, which is why it holds both the freshest stock and the widest quality range.

Because it is large and still filling in, the character changes street by street. Some parts are paved and serviced. Others are jungle lots with the road still to come. Two addresses a few hundred metres apart can be completely different propositions.

What is for sale

Thirty houses, 21 condos, five penthouses and five land parcels. Thirty seven are finished and 20 are pre-construction, the healthiest split of built to off plan anywhere in our book. Two bedrooms is the most common layout, the median size is 1,733 sq ft (161 m²) and the median asking price is $388,000 USD.

It also holds 13 resales, more than any other area we cover. That matters more than it sounds, because a resale is the only way to price a property against something that has already changed hands rather than against a developer's price list.

Who it suits

The entry and mid investor, and the first time Tulum buyer. The floor is low enough to make a first purchase realistic and the resale supply gives you something to compare against.

It is also the practical choice if you want to build. Region 15 and Region 8 hold almost all the land in our book. Aldea Zama has one lot in seventy six; Region 15 has five.

It suits anyone still deciding between finished and off plan, because both sit side by side here. The decision can be made on the buildings themselves rather than on which area you pick.

What to watch

Three things, and we would rather say them than have you find out later.

Infrastructure is uneven. Parts of Region 15 have paved roads and reliable services. Other pockets do not, and published guides report areas still waiting on dependable power and water. Ask specifically about the road, the electricity supply and the water connection for the exact address, not for the area.

Check what area a listing actually sits in. Region 15 borders La Veleta, and properties here are sometimes advertised as La Veleta or even Aldea Zama because those names carry more weight. That is worth verifying on any listing you look at, ours included. Every property on this page is recorded as Region 15 in our own system.

The spread is the risk as well as the appeal. The road, the servicing and the finish quality vary as widely as the prices do. Judge the building and the street, never the region.

Typically buyers make a down payment of 30% but larger down payments lead to larger discounts. The rest of the payments are made according to negotiable payment plans spreading the cost over the construction time, allowing investors to enjoy better liquidity before delivery.

How much ROI can my property generate?

What's the best way to get Financing?

How safe is Tulum?
