Region 11 is one of Tulum's inland municipal areas and our book here is small and consistent: three villas in gated communities and one hectare lot.

What it is

A numbered administrative region rather than a named neighborhood, on the inland side of the town. What gives it character is the developments inside it rather than a high street, and here that means gated villa communities such as Duna Tulum and Zamaya, a resort style community built around a fitness offer.

It is close to the town center without being in it, which is the standard inland Tulum trade: quieter, cheaper per square foot, and a short drive from everything.

What is for sale

Three houses and one land parcel. Three of the four are pre-construction and none are recorded as finished, so this is an off plan market at present.

The villas run from $400,000 USD for a three bedroom at Duna Tulum to $539,000 USD for a three bedroom at Zamaya, with a four bedroom at $489,900 USD in between. Who it suits

What to watch

Everything here is off plan. Ask for the delivery date in writing, ask what happens if it slips, and go and look at what is actually standing on the site rather than at the render.

Ask what the community's amenities cost to run once it is complete, particularly where the offer includes a gym, spa or resort facilities, because those carry a monthly fee that does not appear on the price list.
