Holistika real estate sits in what has become Tulum's wellness quarter. It is not a formal neighborhood so much as the area that grew up around the Holistika hotel, its yoga dome and its art walk, and it has developed into a distinct expat micro community with its own rhythm.
What it is like
Quieter streets than the areas either side of it, most houses surrounded by jungle, and a lot of people on bicycles. Yoga studios, sound baths, art installations along leafy paths, boutique eco stays, and vegetarian and vegan cafes. Mornings tend to belong to the yoga dome and the cafe attached to it.
It is a short drive to downtown Tulum and to the beach, which is the trade: you are not walking to either, but you are somewhere considerably calmer than both.
What is for sale
Ten houses, six condos, four penthouses, three land parcels and one commercial property. Fifteen of the 22 are already built, which is a healthy ratio and unusual for an area this small. Three bedrooms is the most common layout, the median size is 3,567 sq ft (331 m²) and the median asking price is $490,000 USD, running from $119,452 USD to $3,800,000 USD.
That median size is worth noticing. Holistika holds larger homes than its price band would suggest, because the plots here are generous and the density rules keep them that way.
Who it suits
Buyers who came to Tulum for the wellness side of it rather than the beach clubs, long stay residents, and owners running the kind of rental that markets itself on quiet and jungle rather than on nightlife. It is one of the few parts of Tulum where the character predates the property market, which is why product here tends to hold its identity.
What to watch
You need a bike or a car. Nothing here is walkable to the beach and the nearest supermarket run is a journey rather than a stroll.
The area is small, so supply is thin and moves slowly. If you want Holistika specifically, be prepared to wait for the right property rather than expecting choice at any given moment.

Typically buyers make a down payment of 30% but larger down payments lead to larger discounts. The rest of the payments are made according to negotiable payment plans spreading the cost over the construction time, allowing investors to enjoy better liquidity before delivery.
