Mahahual is a village on the Costa Maya, at the southern end of Quintana Roo, a long way past the point where the Riviera Maya stops. It sits directly on the Mesoamerican Barrier Reef, the second largest reef system in the world, and the reef here runs close enough to the shore that you can swim out to it. That single fact shapes the whole place: the water is calm because the reef breaks the swell, the snorkelling and diving are the reason most people come, and the beach is shallow and flat rather than steep.

The malecón

The centre of the village is a pedestrian boardwalk of about 1.7 kilometres running along the sand, closed to traffic, with restaurants, bars, dive shops, beach clubs and small hotels along it. It is the whole of the village in one line, and it is walkable end to end in twenty minutes.

What it is not

Mahahual is not Tulum and is not trying to be. It is smaller, quieter and considerably cheaper, and the building here is low rise. A cruise terminal sits a few kilometres north of the village, which brings day visitors to the beach clubs when a ship is in and leaves the place empty again by evening. Buyers who look at Mahahual are usually choosing it over Tulum deliberately rather than as a compromise.

Getting there

Chetumal is about two hours south and is the nearest airport. Bacalar is a little over an hour inland. Tulum is roughly three hours north on the 307, and Cancún about four and a half. The Tren Maya runs through the region and has brought the whole of southern Quintana Roo materially closer to the airports than it was.

Who this area suits

Mahahual suits the buyer who wants the Caribbean without the crowd and is willing to be a long way from an international airport to get it. Divers and snorkellers come first: the reef is the reason the village exists and the reason people keep returning, and a great deal of local life is organised around the water.

It also suits a buyer whose budget does not reach the Tulum or Playa del Carmen beachfront. A beachfront studio here costs what a jungle side apartment costs further north, and the entry point to the market is low enough that a second home is a realistic purchase rather than a stretch.

Who it does not suit

Anyone who needs an international airport within an hour, a large choice of schools or hospitals, or the restaurant and nightlife density of Tulum. Mahahual is a village, and the nearest city is Chetumal, two hours away.

The rest of the payments are made according to negotiable payment plans spreading the cost over the construction time, allowing investors to enjoy better liquidity before delivery.

What rental income can my property generate?

It depends on the property, the street, how it is furnished and how it is run, so we do not quote a single return figure for any market.
