What HOA fees cover in Aldea Zama, La Veleta, Region 15 and Tulum Country Club

On our own live listings, only Aldea Zama has enough fee figures to give a span: $4,000 MXN to $13,903 MXN a month, across six listings, read on October 26, 2026. La Veleta and Region 15 have one figure each, and Tulum Country Club has none, so we give no span for those three. We are collecting the missing figures and will add them here.
That is what the listings of Tulum Land and Property record, not a market figure. HOA is the monthly fee a condominium charges each owner for the shared parts of a building or community. Here it is usually a flat amount in pesos, and that is how we state it. For what homes in each of these neighborhoods are listed at, see our asking prices by neighborhood.
What our listings show, by neighborhood
| Neighborhood | Live listings | Listings stating a monthly fee in pesos | What we can say |
|---|---|---|---|
| Aldea Zama | 103 | 6 | $4,000 MXN to $13,903 MXN a month |
| La Veleta | 44 | 1 | Too few for a span |
| Region 15 | 70 | 1 | Too few for a span |
| Tulum Country Club | 79 | 0 | No fee stated on any listing yet |
The top of the Aldea Zama span is a lock-off sold as two units, each with its own fee. For a single unit, the highest figure on our listings is $13,421 MXN a month, for a four bedroom penthouse.
How we counted. We read every live listing on October 26, 2026, left out sold properties, and kept only fees written as a flat monthly amount in pesos. Two Aldea Zama listings quote the same fee for what may be the same unit, so we counted it once. A few listings quote the fee in US dollars, or in dollars per square meter. We did not convert those, so they are not in the span. Where a neighborhood has fewer than three figures, we do not give a span at all.
Five listings in these four neighborhoods say there is no HOA fee. Four are standalone houses or villas. One is a penthouse in a building of nine units.
Where we are still collecting figures
La Veleta, Region 15 and Tulum Country Club have too few published fees on our listings for a span. Tulum Country Club has 79 live listings and not one of them states a fee. Our brokers are gathering the current fee for each development from its administration, and we will add the figures to this page as they come in, with the date we read them.
What the fee covers, where a listing says
Only one building in the four neighborhoods spells it out:
- Villa Alakin, Aldea Zama. The listing says the fee includes security, maintenance of the common areas, pool service, building upkeep, and electricity supplied through the HOA at a reduced rate.
Two other listings explain a fee without itemizing it:
- Liana Tulum, La Veleta. The listing says condominium fees are kept low because the development puts its space into private areas rather than common ones.
- Nequen, La Veleta. The building runs a restaurant, a gym, a wellness pavilion, a concierge and security. Our listing notes that those amenities have staff behind them, and the fee is where that shows.
Everywhere else, the listing gives a figure, or says to ask, and stops there. That is the honest answer to the question in the title: most of the time, you find out what a fee covers by asking the building.
What to ask before you make an offer
- The current monthly fee, in writing, from the building's administration.
- What it covers and what it does not: security, pool, gardens, common electricity, water, gas, internet.
- The last two years of condominium accounts.
- What the reserve fund holds, and what it has paid for over the past three years.
- Whether the fee has gone up recently, and whether any extra charge to owners is planned.
- In a gated community, whether there is a community fee on top of the building's own fee.
- Whether the building is on free administration, so you can rent it out yourself or through any operator, or tied to one operator. Our page on property management costs for foreign owners covers what an operator charges.
A high fee is not a bad sign on its own. It can buy real service, or it can mean a small number of owners carrying a large amenity load. The accounts tell you which.
The HOA fee is a running cost. The one-off costs of the purchase itself are on our page about closing costs when buying in Tulum.
Where to find a building's fee
Where a listing gives the fee, it is on the listing. Where it does not, ask us about that building.
This page is general information, not financial or legal advice. Fees are set by each condominium and change over time. Confirm the current figure with the building's administration before you buy.
