Tulum vs Bacalar: which should you buy in?
Every property we list in Bacalar is still being built. Not most of them; all twenty one. That is the first thing to understand about this comparison, and for a good number of buyers it is the last thing they need to know.

How we count. Tulum here means the town and its neighborhoods: Aldea Zama, La Veleta, Selva Zama, Holistika, the numbered Regions, Tulum Country Club and the town itself. It excludes the coastal strip north toward Soliman Bay and Tankah, which we count separately, and which would add 36 listings and lift the median by about three percent. Every figure on this page is from our own live listings on 22 September 2026 and is an asking price, not a closed transaction.
Nothing is finished
Zero of twenty one. There is no way to soften that and no reason to.
Buying in Bacalar today means buying off plan: reading a delivery date, a payment schedule and a developer's record, and accepting that the thing you are paying for does not exist. In Tulum you at least have the choice, with 257 finished listings against 175 unbuilt. In Akumal every listing is finished. In Bacalar the choice is not available.
Four developers account for nearly all of it: Blue Water, Yutori, Aldea Mayab and Aldea Kalan. So a buyer is not choosing between twenty one independent propositions but between four companies and their delivery records.
The prices say something quieter than you would expect
Bacalar's median asking price is $408,000 USD against Tulum's $490,000, and per square foot it is $253 against $262. It is the cheapest per foot of any market we cover, but only just, and by less than the distance and the construction risk would lead you to expect.
That is worth sitting with. A market three hours further from an airport, where nothing is built, is priced within four percent per square foot of a town with an international airport and four hundred finished and unfinished options. Whatever you conclude from that, conclude it yourself; we are not going to tell you where prices are going, here or anywhere.

Three hours is three hours
Bacalar sits about three hours south of Tulum on the 307 and four to five from Cancún airport. Tulum International has shortened that for some travelers but it remains a long drive at the end of a flight.
This is not a weekend rental market in the way the Riviera Maya is, and it does not fill from an airport the way Puerto Morelos does. An owner should plan on driving.
The lagoon, and why it is protected
The Lagoon of Seven Colors is a freshwater lagoon roughly forty kilometers long, with cenotes opening directly into it and some of the oldest living stromatolites in the world along parts of the shore. Those are the reason sections of the shoreline are protected and why building near the water is watched closely.
For a buyer this is the point rather than a footnote. The thing that makes Bacalar worth owning in is also the thing that constrains what may be built there, and a project's relationship with those rules is a question to ask early rather than late.
Services, and what a small town means
On healthcare, the town has a Centro de Salud for basic care and both a Community Hospital and a Hospital Integral for more than that. Chetumal, about forty minutes further south, carries the specialist care. That is a better position than Akumal's single clinic, and it reflects the fact that Bacalar is a working town rather than a resort village.
Power in town comes from CFE and water from CAPA, the state utility. Two of the four projects we sell, Aldea Mayab and Aldea Kalan, state that they treat their own wastewater. On any site, ask what actually reaches the boundary before you buy.
Renting it out
AirDNA's figures for the twelve months to August 2026 count 514 active short term rentals in Bacalar, at 46 percent average occupancy on an average daily rate of $159 USD. Tulum, over the same period, runs at 46 percent on $125 USD. These are AirDNA's figures for the market as a whole, not ours, and with nothing finished on our books there is no operating history of our own to add to them. We will not fill that gap with an estimate.
Who Tulum suits
Buyers who want to see what they are buying. Buyers who want a choice, a town, an airport and other foreigners. Buyers who want to rent the place out with some idea of what it will do.
Who Bacalar suits
Buyers who want the lagoon and are content to wait for a building. Buyers with a long horizon and no need for income in the meantime. Buyers who have seen Tulum and want the version of it that has not happened yet, with clear eyes about the fact that it may never happen in the same way.
It suits nobody who wants something finished, income this season, or a short drive to an airport.
The honest summary
Bacalar is beautiful, early, entirely unbuilt on our books, and priced within four percent per square foot of Tulum. Tulum is larger, closer, better served, and more than half of it is finished. If you are choosing between them for a home you will use soon, it is Tulum. If Bacalar is the one you keep coming back to, talk to us about which of the four developers we would put our own money behind before you commit to a project.
