Tulum vs Cancún: which should you buy in?

These are not the same purchase and the numbers on this page will exaggerate the gap unless you read the next paragraph. We cover the luxury end of Cancún and nothing else, so our Cancún median is the median of a curated top slice, not of a city of nine hundred thousand people.

Read this before the table

Our Cancún book runs to 78 listings concentrated in Puerto Cancún, the Hotel Zone and Costa Mujeres: Mondrian Residences, St. Regis Costa Mujeres, SHA Residences and similar. That is a deliberate scope. Cancún has a large mid market and an ordinary residential city behind it, and we do not sell in either.

So when the table says the median asking price in Cancún is $1,943,007 USD, it means the median of what we hold, which is the top of the market. It does not mean a home in Cancún costs two million dollars. A buyer comparing the two cities generally should not use this page for that; a buyer comparing Tulum against branded residences on the Cancún coast should.

How we count. Tulum here means the town and its neighborhoods: Aldea Zama, La Veleta, Selva Zama, Holistika, the numbered Regions, Tulum Country Club and the town itself. It excludes the coastal strip north toward Soliman Bay and Tankah, which we count separately, and which would add 36 listings and lift the median by about three percent. Every figure on this page is from our own live listings on 22 September 2026 and is an asking price, not a closed transaction.

What the per foot figure actually tells you

$668 a square foot against $262 is the cleanest number on this page, because unlike the medians it is not much distorted by what we choose to stock. Branded residences on the Cancún coast cost roughly two and a half times per foot what finished Tulum property does.

What that buys is a serviced building with a name on it, a functioning city around it, and an airport you can reach in twenty minutes. What it does not buy is land, space or jungle, and it is not a market where a buyer finds a bargain.

Thirty three of our 78 Cancún listings are beachfront, against 23 of 432 in Tulum. That is the structural difference the money reflects: genuine beachfront is ordinary there and scarce here.

These are asking prices from our own current listings on 22 September 2026. They are not closed transactions and they are not comparables.

The city argument

Cancún has hospitals, international schools, a functioning municipal grid, supermarkets, and an airport with routes to most of North America and a good deal of Europe. Tulum has one private hospital, three bilingual schools, uneven services outside the planned communities, and an airport whose passenger numbers fell by about a third in the first half of 2026, on AFAC's figures.

For a buyer who will live somewhere full time, or who has children, or who needs a hospital within a few minutes rather than a few hours, that is not a lifestyle preference. It is the decision.

For a buyer who wants jungle, space and a town of a few tens of thousands rather than a city, it is the opposite of the decision.

What Cancún is not

It is not quiet, it is not low rise, and it is not the Caribbean of the brochures outside a few stretches. The Hotel Zone is a barrier island of large buildings between the sea and a lagoon, and Puerto Cancún and Costa Mujeres are planned developments rather than places with a history. A buyer who loved Tulum for its scale will not find it here and should not expect to.

Sargassum reaches both. 2026 has been a record season statewide; of the tonnage collected to mid September, Cancún accounted for 32,179 metric tons against Tulum municipality's 17,990, with Playa del Carmen on 44,548.

Renting it out

AirDNA's figures for the twelve months to August 2026 put Tulum at 46 percent occupancy on an average daily rate of $125 USD across 4,024 listings, and Playa del Carmen at 58 percent on $103. Cancún is a much larger and more hotel dominated market than either.

We do not quote a Cancún figure here. City wide short term rental numbers would mislead badly, because the branded residences we sell are nothing like the city's average stock.

Who Tulum suits

Buyers who want space, jungle and a town. Buyers whose budget is under a million dollars and who want a house for it. Buyers who are buying a place to be, rather than an asset in a building with a name on it.

Who Cancún suits, at the level we sell

Buyers who want a serviced branded residence and the services of a real city. Buyers who need an airport in twenty minutes. Buyers who want genuine beachfront and are not prepared to wait years for the handful that come up further south. Buyers for whom two and a half times the price per foot is a fair trade for all of that.

It suits nobody looking for value per square foot, land, or quiet.

The honest summary

This comparison is less even than the others on this site, because the two books barely overlap. Tulum at $262 a foot and branded Cancún at $668 are not competing for the same buyer most of the time. Where they do compete, it is usually a buyer deciding whether they want a city with a beach or a town in the jungle, and that is a question about how you want to live rather than one we can answer with a median.
