Tulum vs Puerto Aventuras: which should you buy in?
Puerto Aventuras is a private gated town built around a marina, and it is the more expensive of the two by almost every measure we can take. Tulum is larger, cheaper per square foot and noisier. The question is not which is better value; it is whether you want to live inside a managed community or in a town.

How we count. Tulum here means the town and its neighborhoods: Aldea Zama, La Veleta, Selva Zama, Holistika, the numbered Regions, Tulum Country Club and the town itself. It excludes the coastal strip north toward Soliman Bay and Tankah, which we count separately, and which would add 36 listings and lift the median by about three percent. Every figure on this page is from our own live listings on 22 September 2026 and is an asking price, not a closed transaction.
It is dearer, and by more than it looks
A condo in Puerto Aventuras carries a median asking price of $749,730 USD against $350,000 in Tulum. A house, $1,656,000 against $775,600. Per square foot of built space, about $373 against $262, which is roughly forty percent more.
That is the honest headline, and there is no way to present it as a bargain. What the money buys is a managed environment: a gate, a marina, a golf course, maintained roads, and a resale market of people who wanted the same thing.
A caution on the beachfront line. Our Puerto Aventuras beachfront median of $601,352 rests on four listings. Four is not a market, and it sits oddly below everything else on the page. Do not read it as evidence that beachfront is cheaper there; read it as four specific properties. Tulum's figure rests on twenty three, which is still thin.

The number that decides it
The single most useful figure for a buyer weighing Puerto Aventuras is the monthly carrying cost: the homeowners fee, the marina or slip fee where it applies, and what each actually covers. A gated town with a marina, a golf course and private security does not run on goodwill, and that cost is the difference between the two places as much as the purchase price is.
Our own listings quote it. Maintenance in Puerto Aventuras runs at roughly 60.75 pesos per square meter, or about $0.302 USD per square foot, and on the developments we sell that figure covers the Puerto Aventuras community fee as well as the building's own charge. On a 1,500 square foot apartment that is in the region of $450 USD a month.
That is why a development inside the community can keep its own amenity list short: the marina, the golf club, the beach club, the central park, the tennis and pickleball courts and the rest already exist and are already being paid for. Ask us for the figure on the specific unit, because it varies by building and by size, and it is quoted on each listing where we hold it.
Getting there
Puerto Aventuras sits on the 307 between Playa del Carmen and Tulum, about eighty five kilometers from Cancún airport and roughly an hour by road, which makes it the easier arrival of the two. Tulum is 131 kilometers and about an hour forty five, or twenty minutes from its own airport for the routes that still fly there.
For an owner who comes six or eight times a year, an hour against an hour and three quarters is a real difference, and it is one of the reasons the Puerto Aventuras buyer profile skews toward people who use the place regularly rather than rent it out constantly.
The town is also formalizing its transport: state authorities confirmed in July 2026 that six hundred mototaxis may operate there, with two hundred to two hundred and fifty serving the Villas del Sol and La Guadalupana areas, and remaining service boundaries being drawn with the municipality of Solidaridad. Operators must plate their vehicles or stop running.
Living inside a managed community
This is the part a buyer should think hardest about, because it cuts both ways.
In favor: the roads are maintained, the power and water are handled, security is at the gate around the clock, and the standard does not depend on whether the municipality got to your street this year. In Tulum that last point is not rhetorical. Much of the town is on private wells and septic, and a house two streets from a finished one can be on a dirt road.
Against: you are buying into a set of rules, a fee you do not set, and a committee. Short term rental permissions, renovation approvals, what you may moor and where, and how the common areas are run are all decided collectively. Some buyers find that reassuring and some find it intolerable, and it is worth knowing which you are before you view anything.
The water
Puerto Aventuras has a marina and calm swimming coves rather than a long open beach. It suits boats, families with small children and anyone who wants the sea to be usable rather than dramatic. The dolphin facility in the marina divides opinion and a buyer should look at it and decide for themselves rather than be told.
Tulum's beach is a long open one along the hotel zone, mostly hotel owned, reached through clubs and a few access points.
Sargassum reaches both. 2026 has been a record season across Quintana Roo, arriving in January rather than April; of the tonnage collected to mid September, Tulum municipality accounted for 17,990 metric tons and Puerto Morelos 18,347, with Playa del Carmen on 44,548. A marina and sheltered coves behave differently from an open beach, week to week.
Renting it out
AirDNA's figures for the twelve months to August 2026 cover Tulum at 46 percent occupancy on an average daily rate of $125 USD across 4,024 active listings.
AirDNA's figures for the same period put Puerto Aventuras at 51 percent occupancy on an average daily rate of $314 USD, with average revenue of about $47,500 a year across the 325 active listings it tracks.
That is the strongest pairing of the markets on this site: higher occupancy than Tulum and a higher nightly rate, where most places trade one against the other. Playa del Carmen fills more nights at 58 percent but at $103. These are AirDNA's figures for the market as a whole rather than ours, and they describe no individual property.
Before relying on any average, read the community's and the building's own rules on short term letting. For a buyer here they matter more than the averages do: a number that cannot be earned because the rules forbid the letting is worth nothing.
Who Tulum suits
Buyers who want choice, a town, restaurants and other people. Buyers whose budget is under $500,000 USD and who want more than an apartment for it. Buyers who do not want to be answerable to a homeowners committee. Buyers who will accept unfinished streets in exchange for paying less per foot.
Who Puerto Aventuras suits
Buyers who want the infrastructure to be somebody else's problem. Boat owners, obviously. Families who want children to cycle to the beach club without crossing a highway. Buyers who visit often enough that an hour from the airport beats an hour and three quarters. Buyers who are content to pay roughly forty percent more per square foot for all of that, and who have read the homeowners rules before making an offer.
It suits nobody looking for value per square foot, nightlife, or a wide choice of stock.
The honest summary
Puerto Aventuras is the more expensive, more managed and more convenient of the two. Tulum is cheaper per foot, far larger, and its infrastructure is genuinely uneven. The decision is mostly about temperament rather than money, and the number that should decide it is the monthly carrying cost, which is on this page and which most listings do not show you.
