The three bedroom apartments at Puerto Aqua run 170.53 to 173.72 square meters, about 1,836 to 1,870 square feet, across the ground to third levels of the marina facing buildings at Puerto Aventuras.

The apartments

Three bedrooms across three plans, B1, B2 and B3, differing by about three square meters and by which way the terrace faces. Ten were available on the current list, spread over four levels of Building B plus one in Building A. Unit B-103 on the ground floor carries its own pool on the terrace, which is the only one of the ten that does.

Choosing between them

The price ladder here is about level rather than layout. The same plan on the second level runs about five percent under the third, and the ground floor units are priced above both because of the garden terraces. B-205 at $695,000 is the entry and B-103 with the pool is the top of the standard range at $790,000.

Puerto Aqua

Puerto Aqua is forty eight apartments across five buildings at Puerto Aventuras, four levels and a roof, on a site of 75,347 square feet facing the marina. Every apartment is three or four bedrooms, there are no small units, and each comes with a parking space. Ten boat slips sit in front of the condominium and can be bought separately at $90,000 USD for up to 35 feet, with private garages at $50,000 and storage units at $10,000. Ceilings are 9.84 feet and every apartment is delivered with air conditioning, closets and a fitted kitchen. Maintenance runs at 0.302 USD per square foot. Building A began handing over in July 2025 and Building B from November 2026.

Puerto Aventuras

Puerto Aventuras is a gated marina town between Playa del Carmen and Tulum, built around a working marina with its own golf course, dive centre, schools and shops. It is the only private marina community on this stretch of coast, which is why a slip in front of your own building is not something you can replicate elsewhere.

Ten apartments were available, from $695,000 USD for unit B-205 up to $790,000 for unit B-103 with its terrace pool. Boat slips, garages and storage units are sold separately. Prices are in US dollars and are the developer's, subject to change without notice.
