The apartments

Three bedrooms on the fourth level with a private roof terrace above, reached from the apartment rather than shared. Unit B-405 runs 151.65 square meters inside with a 22.07 terrace and a 47.35 rooftop. Unit B-404 runs 148.20 inside with 22.33 of terrace and 56.94 of rooftop, the largest private roof in the building.

What the roof adds

Roughly fifty square meters of private outdoor space over the marina, for about eighty thousand dollars more than the same apartment three floors down. On a marina where the view is the product, that is the part worth paying for.

Puerto Aqua

Puerto Aqua is forty eight apartments across five buildings at Puerto Aventuras, four levels and a roof, on a site of 75,347 square feet facing the marina. Every apartment is three or four bedrooms, there are no small units, and each comes with a parking space. Ten boat slips sit in front of the condominium and can be bought separately at $90,000 USD for up to 35 feet, with private garages at $50,000 and storage units at $10,000. Ceilings are 9.84 feet and every apartment is delivered with air conditioning, closets and a fitted kitchen. Maintenance runs at 0.302 USD per square foot. Building A began handing over in July 2025 and Building B from November 2026.

Puerto Aventuras

Puerto Aventuras is a gated marina town between Playa del Carmen and Tulum, built around a working marina with its own golf course, dive centre, schools and shops. It is the only private marina community on this stretch of coast, which is why a slip in front of your own building is not something you can replicate elsewhere.

Two are available, unit B-405 at $870,000 USD and unit B-404 at $880,000. Boat slips at $90,000, garages at $50,000 and storage units at $10,000 are sold separately. Prices are in US dollars and are the developer's, subject to change without notice.
