Xcacel beach – one of the most important sea turtle nesting sites in the Mexican Caribbean – is three kilometres away, the Xunaan Ha cenote two kilometres, Akumal fifteen minutes and Tulum twenty. The Bahía Príncipe lots sit inland around the Tulum Country Club golf course, a short drive from Akumal's two bays.

Who buys here

Buyers who want to hold titled ground and build on their own timeline rather than buy something already finished. Title transfers at closing on the Aldea Xcacel lots, and the developer offers 48 months of interest-free financing against a 20 percent deposit – unusual terms for titled land on this coast.
