Bahía Soliman is the bay people find late. Sian Ka'an translates from Maya as the gate of heaven, or the place where the sky begins. The Approach

A solid timber gate set into a white wall, banana leaf pushing against it, and then the sound of water. Bang Bao Villa keeps everything behind that line. From the street it gives away nothing. Inside, a courtyard opens around a private pool with the house wrapped on two sides, palm trunks rising past the second floor balconies, chukum walls holding the light the way only chukum does.

The House

Three bedrooms across two levels, three bathrooms, four beds. The ground floor runs open from the entry through to the pool, glass doors folding back so the living room becomes terrace and the terrace becomes courtyard. Built in seating along one wall, a long timber table under a beam light fixture, kitchen fully equipped and ready to cook in tonight. The coastal road out of Puerto Morelos runs south past the last of the houses, past the last of the pavement, and then simply stops. What waits at the end of it is 2,400 m² / 25,834 sq ft of raw Caribbean shoreline, three contiguous parcels laid side by side across sixty linear meters of open coast, with a saltwater inlet gathering at the edge of the sand like a natural pool cut into the rock.

A slender steel lighthouse stands on the point immediately beside the land, white against the water, and beyond it the reef breaks in a long line of surf. This is the beginning of the Riviera Maya corridor, the stretch that runs another 130 kilometers south toward Punta Allen without interruption.

Yes. Foreigners can own property in Tulum via a “fideicomiso”: a trust with a Mexican bank facilitated by a notary. The bank acts as a trustee and follows instructions from the property owner. Via this arrangement, foreigners can have all rights to use, occupy, lease, build, improve, and sell their property. On average, it takes 60 to 90 days to complete a property purchase. This is recommended when investors plan to own several properties. 

How much do I have to pay up-front?

Most pre-construction properties require a refundable deposit of $5,000 USD to secure the unit. Our properties are in high demand so this deposit secures the unit while contracts are drafted. Typically buyers make a down payment of 30% but larger down payments lead to larger discounts. The rest of the payments are made according to negotiable payment plans spreading the cost over the construction time, allowing investors to enjoy better liquidity before delivery.

What rental income can my property generate?

It depends on the property, the street, how it is furnished and how it is run, so we do not quote a single return figure for the market.
