Residence A is the smallest thing Faena builds here and the most precisely made. One bedroom, one bathroom, and a single continuous living and dining volume that opens across the full seven meter width of the plan onto a covered terrace. Interior area is 70.30 m² / 756.7 sq ft with 11.20 m² / 120.6 sq ft of covered terrace beyond it. Burnt sienna screens close across that opening when the afternoon turns and the room fills with barred gold light instead of heat.
The kitchen is fully equipped and set into the wall rather than marooned on an island, which is what lets a plan this size read as generous rather than compact. The bathroom carries a soaking tub. The roof above holds shared pools and amenities for the building rather than a private terrace, and that is the trade that puts a Faena address within reach at this number. The Architecture
Brandon Haw looked at how the Maya built and took the weight of it. Raw concrete softened with warm wood, a palette of sky blue, ochre and dusty pink, interiors finished in chukum, the polished local plaster that holds light the way limestone holds heat. Interiors are by Peter Mikic.

Tulum sits within Mexico's restricted coastal zone. Foreign buyers acquire through a fideicomiso, a bank trust granting full rights of use, lease, improvement, inheritance and sale. The developer quotes in USD at a reference rate of 17.50 MXN to the dollar, and the rate in effect on the day of the transaction applies, so the dollar figure moves with the peso.
