Tulum vs Akumal: which should you buy in?

Tulum is a town of four hundred listings where two in five do not exist yet. Akumal is a village of thirty where every one of them is built. That single difference decides more than price does, and it is the reason most buyers who ask us this question have already half answered it.

How we count. Tulum here means the town and its neighborhoods: Aldea Zama, La Veleta, Selva Zama, Holistika, the numbered Regions, Tulum Country Club and the town itself. It excludes the coastal strip north toward Soliman Bay and Tankah, which we count separately, and which would add 36 listings and lift the median by about three percent. Every figure on this page is from our own live listings on 22 September 2026 and is an asking price, not a closed transaction.

The thing that actually separates them

Two in five Tulum listings on our books have not been built. In Akumal the figure is zero. Every one of the thirty is finished, and you can walk through the one you are buying before you buy it.

That is worth more than it sounds. Buying off plan in Tulum means reading a delivery date, a payment schedule and a developer's track record, and carrying the risk that the street around your finished unit is still a building site two years later. None of that applies in Akumal. What you give up for it is choice: four hundred and thirty two against thirty.

What it costs, and the shape of the difference

The medians cross over depending on what you are buying, which is the most useful thing on this page.

Condos are cheaper in Akumal. A median of $285,000 USD against $350,000 in Tulum. This is the least expensive way onto this stretch of coast, and it is why most of our Akumal inquiries are for apartments.

Houses are nearly double. A median of $1,399,000 USD in Akumal against $775,600 in Tulum. Nine houses, and they are not the same product: Akumal houses are larger, older, closer to the water and rarer.

Beachfront is dearer too, $1,950,000 against $1,111,600, on five listings against twenty three.

And per square foot Akumal costs more, about $289 against $262. So the cheaper headline median hides a more expensive market per foot. Akumal looks cheaper because its book leans to apartments; measured by what you actually get, it is not.

The concentration point

Almost all the Akumal condo stock we list sits inside Bahía Príncipe, the gated resort community south of the village: security at the entrance, a beach club, a golf course, low rise buildings among the trees. It is a good product and it is also a single point of exposure. If you buy a condo in Akumal you are, in practice, buying into one development, with one set of rules, one fee structure and one resale market.

Tulum has no equivalent concentration. A buyer there is choosing between Aldea Zama, La Veleta, Selva Zama, the numbered Regions, Holistika and a dozen more, each with its own character and its own risk.

The bay, and what you may and may not do in it

Akumal Bay has been a protected marine area since 2016, and the rules are real rather than decorative. Snorkeling with the turtles is permitted only inside a buoyed zone, only with a guide licensed by CONANP, in groups of no more than six, wearing a life jacket, with no non biodegradable sunscreen, and at least three meters behind any turtle for no more than five minutes. There is an environmental fee, access hours, and substantial fines for touching or chasing an animal.

This matters to an owner in two directions. It protects exactly the thing that makes the village worth owning in. It also means the bay is not a private amenity: it is a regulated site with guides, modules and a line on a good morning, and the beach in front of it is busier than a brochure suggests.

Tulum's beach is a different proposition, mostly hotel owned along the beach road, reached through the hotels and clubs, with residential beachfront a handful of houses priced for scarcity.

Sargassum

2026 has been a record season across Quintana Roo, arriving in January rather than the usual April. Of the tonnage collected to mid September, Playa del Carmen accounted for 44,548 metric tons and Tulum municipality 17,990, with Cancún on 32,179 and Puerto Morelos 18,347. Akumal sits inside the Tulum municipal figure rather than carrying its own. Both places get it, both clear it, and a bay with a reef mouth behaves differently week to week from an open beach.

Infrastructure and daily life

Tulum has one private hospital, Costamed, and three bilingual schools including Colegio Alemán at Tulum Country Club, with most established international schools still in Playa, forty five minutes north. Akumal is a village: for a hospital, or for the established international schools, you are driving to Playa or Tulum.

On healthcare the village has the Akumal Medical Center on Avenida Gonzalo Guerrero in the pueblo: routine care and basic emergencies, a pharmacy on the premises, bilingual doctors who will make house calls, and an ambulance to move anyone who needs more than that to Playa or Cancún. It is a clinic rather than a hospital, and the distinction matters if you have a condition that needs one.

Renting it out

AirDNA's figures for the twelve months to August 2026 put Tulum at 46 percent occupancy on an average daily rate of $125 USD across 4,024 active listings, and Akumal at 46 percent on $219 USD across 320. The two fill about the same share of nights, and Akumal charges considerably more for each of them. These are AirDNA's figures for the market as a whole, not ours, and they describe no individual property.

What can be said without a number: Akumal's guest is usually a family or a diving couple staying a week, drawn by the bay and the reef rather than the nightlife, and the season follows the same winter peak the whole coast runs on.

Who Tulum suits

Buyers who want choice, and who are comfortable trading certainty for it. Buyers with a budget under $350,000 USD who want a house rather than an apartment. Buyers who want a town with restaurants, a scene and other foreigners in it. Buyers willing to buy something that does not exist yet in order to pay less for it.

Who Akumal suits

Buyers who want to walk through the thing they are buying. Buyers who want an apartment on this coast for under $300,000 USD and do not need a town around it. Divers and families who will actually use the water. Buyers who would rather have thirty finished options than four hundred of which two in five are renderings.

It suits nobody who wants a night out, a wide choice, or a house under a million dollars.

The honest summary

Akumal is smaller, finished, quieter, dearer per square foot, and concentrated in one development. Tulum is larger, cheaper per foot, livelier, and two in five of it has not been built. Neither of those is a flaw. They are simply different purchases, and a buyer who has understood the difference between finished and unbuilt has understood most of what separates them.
