Tulum vs Cozumel: which should you buy in?
Cozumel is an island of about 88,600 people, nineteen kilometers off Playa del Carmen, with its own international airport, Mexico's leading cruise port and a protected reef along its western shore. Tulum is a mainland town that grew fast around a beach and a brand. Buyers who ask us to compare them are usually deciding whether they want to live across the water, and most of what separates the two places follows from that one fact.

Where the figures come from. Tulum's population is from INEGI, Encuesta Intercensal 2025; Cozumel's is INEGI's 2020 census. Airport traffic is each airport's published total for 2025. Cruise figures are APIQROO's, the state port authority. Sargassum tonnage is the state environment secretariat's count, to September 18, 2026 for Cozumel and to late September 2026 for Tulum. The rental figures are AirDNA's for the twelve months to August 2026, and they describe each market as a whole rather than any one property. None of these is our figure.
Getting there, and the water in between
Cozumel is the only place we compare with Tulum where the last leg is a boat. From Tulum it is about an hour's drive north on the 307 to Playa del Carmen, then a passenger ferry from the pier downtown. Three companies run the crossing, Ultramar, Winjet and Xcaret Xailing, and it takes 35 to 45 minutes depending on the boat and the sea. Winjet alone publishes fourteen sailings a day in each direction, the first from Playa at 8:00 and the last at 22:00. APIQROO counted 3.85 million ferry passengers and 27,920 sailings between Playa and the island in 2025.
A car travels separately, on the vehicle ferry from Calica, the port just south of Playa. The crossing takes roughly an hour and a quarter to an hour and a half, and Transcaribe asks for vehicles to be at the dock an hour before sailing. That route carried about 325,000 passengers in 2025. For an owner it matters twice: once for the car, and once for everything else, because every bag of cement, every sofa and every appliance on the island made the same crossing.
The island's own airport changes the arithmetic for a North American owner. American flies to Cozumel all year from Dallas/Fort Worth and Miami, and United from Houston, with seasonal flights from Atlanta, Charlotte, Chicago, Denver and Minneapolis, and Canadian service from Montréal, Toronto and Calgary. After Mexico City, its busiest routes in 2025 were Dallas/Fort Worth and Houston.
Tulum's airport is the larger of the two, with 1.24 million passengers in 2025 against Cozumel's 646,606, but its traffic fell this year: passenger numbers in the first half of 2026 were down by about a third, on AFAC's figures. As of October 2026 it has nonstop flights from several US cities, including Atlanta, Dallas, Houston and Miami, while Aeroméxico and Volaris are pulling back from Tulum. Tulum is an hour and three quarters south by road; Cozumel is 45 minutes to Playa del Carmen and then the crossing.
So the comparison runs both ways. If your city has a direct flight to Cozumel, the island is closer to home than Tulum is. If it does not, Cozumel is the longer trip, and the ferry timetable becomes part of every arrival and every departure.

These are asking prices from our own current listings on October 2, 2026, medians of the live book in each place. They are not closed transactions and not comparables.

On the sticker, Cozumel reads as the cheaper market: an apartment's median asking price is $318,235 USD against $349,500 USD in Tulum. By the square foot it is the dearer one, at about $344 against $276, roughly a quarter more. Like for like the gap shows up at once: a one bedroom apartment asks a median of $255,000 USD on the island against $220,000 USD in Tulum, and a two bedroom $462,472 USD against $358,333 USD. It is the same pattern as Puerto Morelos. The headline median is lower because the stock is smaller apartments, not because the island is better value, and on an island where every building material arrives by boat, construction does not come cheap.
Read the Cozumel figures as the price of apartments in and around San Miguel rather than of the island as a whole. The apartments on our Cozumel page come from three developments. Distrito Norte, in the north of town, is finished and ready to move into. MAREA is downtown, three streets back from the waterfront, and EXISTENCE is on the western shore with direct access to the sea; both are under construction, with delivery dates the developer gives on each listing.
How we count. Tulum here means the town and its neighborhoods: Aldea Zama, La Veleta, Selva Zama, Holistika, the numbered Regions, Tulum Country Club and the town itself. It excludes the coastal strip north toward Soliman Bay and Tankah, which we count separately, and which would add 26 listings and lift the median by about three percent. Apartments means condos and penthouses. Every figure is an asking price from our own live listings on October 2, 2026.
The cruise economy
Cozumel is Mexico's leading cruise port. APIQROO counted 1,300 ship calls and 4,732,250 cruise passengers in 2025, a record, and for 2026 it expects more calls but slightly fewer people, 1,374 ships and about 4.6 million passengers. They come in at three cruise piers on the western shore: Punta Langosta, Puerta Maya and the International Pier.
For an owner this cuts two ways. The traffic helps explain why an island of 88,000 people has direct flights to three American hubs, four private hospitals and a town center that works all year. It is also a daytime economy. Cruise passengers come ashore in the morning and leave with the ship, so the waterfront near the piers is busy on ship days, and the visitors who actually sleep on the island are a different and smaller group, many of them divers and families who came for the reef.
A fourth pier, beside the Villa Blanca reef, was rejected for good by SEMARNAT in February 2026 after its environmental study was found to have left out the reef and the seagrass it would have been built over. The developer is challenging the decision in the courts. We covered it in full; the short version is that the island's own permitting process defended the reef.
The reef, and the rules around it
The reef is the island's reason for being, and most of it is protected. The western coast has been a federal marine refuge since 1980. The Arrecifes de Cozumel National Park, declared in July 1996, covers roughly 12,000 hectares of reef and beach along the south of the island. In 2012 the north of the island and its eastern coastal strip became a federal flora and fauna protection area of about 37,800 hectares, most of it sea, and in 2016 UNESCO named the island a biosphere reserve.
That geography explains the property market. The east coast faces the open Caribbean, is largely undeveloped and sits inside a protected area, so new homes cluster on the sheltered western shore around San Miguel. It also means a project's environmental authorization is the first document to ask for, not the last. The fourth pier is the island's most recent proof that the permit, not the rendering, decides what gets built, and the same advice holds in Tulum.
Owning it: the same trust in both
Both places sit inside Mexico's restricted zone, the strip within 50 kilometers of the coast, and every point on Cozumel is well inside it. A foreign buyer therefore holds a home in either place through a fideicomiso, a bank trust that gives foreign buyers full ownership rights: to live in the home, rent it, sell it and leave it to their heirs. The deed is signed before a notario, a government appointed notary who acts as the legal authority on the transaction, not a US style notary. Daily life: hospitals, schools, water and the cost of the crossing
Healthcare is the island's strong suit for a town its size. Costamed Cozumel, which opened in 1998 as the Centro Médico de Cozumel, holds Joint Commission International accreditation, first awarded in 2019 and reconfirmed in 2022, and runs a hyperbaric chamber, which matters on a dive island. Amerimed, Hospital San Miguel and the International Hospital are the other private hospitals, and IMSS and the state Centro de Salud provide public care. For specialists and complex cases the next step is Cancún, Mérida or Mexico City, which from an island means a flight or the ferry. Tulum has one private hospital, Costamed, open since 2015, and the same onward route to Cancún by road.
For schooling, Cumbres Cozumel is a bilingual private school running from nursery through high school. Tulum has three bilingual schools, including Colegio Alemán at Tulum Country Club, and most of the established international schools on this coast are in Playa del Carmen, which from the island is a ferry ride away.
Water on the island comes from wells. CAPA, the state water utility, runs about 135 of them on Cozumel. During this spring's dry spell it rotated supply by zone and put brigades on leaks, and in September thirty new capture wells were under construction. It has also been replacing water and sewer mains in the center of San Miguel. In Tulum the planned communities are on serviced networks, and much of the rest of the town is on private wells and septic.
And everything costs the crossing. Food, fuel, building materials, furniture and appliances all arrive by boat, and the freight shows up in what it costs to build, furnish, maintain and run a home. A federal bill to halve VAT on Cozumel, Isla Mujeres and Holbox, from 16 to 8 percent, is in committee on exactly that argument. It is a proposal, not a rate change, and because Mexico does not charge VAT on the sale of a home, it would change what a property costs to run rather than to buy.
Hurricanes and sargassum
Both places sit in the path of the Atlantic hurricane season, June through November, and both have been hit. Wilma made landfall on Cozumel as a Category 4 hurricane in October 2005. Beryl came ashore near Tulum as a Category 1 in July 2024. On an island a storm also closes the crossing: the ferry companies suspended every sailing between Playa del Carmen and Cozumel on the day Beryl arrived. Construction standards vary on both sides of the channel, so the builder matters more than the brochure, and the question to put to any building is what it was designed to withstand.
Sargassum is where the island has a real advantage. The state environment secretariat counted 1,466 metric tons collected in Cozumel in 2026 to September 18, against 18,330 metric tons in Tulum municipality by late September, in a record year for the state. The reason is geography. San Miguel and the west coast face the mainland across a channel and are largely sheltered, while the open eastern coast takes most of what arrives. Tonnage measures the size of the clean up as much as the state of any one beach, but a gap of that size means something.
Renting it out
AirDNA's figures for the twelve months to August 2026 put San Miguel de Cozumel at 53 percent occupancy on an average daily rate of $112 USD across 1,287 active listings, and Tulum at 46 percent on $125 USD across 4,026. The island fills more nights at a slightly lower nightly rate: a flatter year at a similar rate. These are AirDNA's figures for each market as a whole rather than ours, and they describe no individual property.
Three things are worth knowing before letting a home on either side of the channel. The cruise passenger is not the rental guest; the overnight visitor is. The state tourism secretariat has been pushing vacation rentals onto the state tourism register and toward the same tax obligations as hotels, so registration is part of the plan, not an afterthought. And the rules of the building itself, what it permits for nightly letting, matter more to a buyer than any market average, so read them before you commit, on the island as in Tulum.
Who Tulum suits
Buyers who want a house with a pool on a jungle lot, or land to build on. Buyers who want choice across a dozen neighborhoods. Buyers who want to drive to Cancún, Playa and the rest of the coast without a timetable. Buyers who want the beach and the jungle, and who will fly in through Cancún or Tulum's own airport anyway.
Who Cozumel suits
Divers, first of all, and anyone who will use the reef rather than look at it. Buyers whose home city has a direct flight to the island. Buyers who want a working town with hospitals and a year round rhythm rather than a resort strip. Buyers who like the idea that most of the island's coast is protected and will stay as it is.
It suits nobody who needs to be on the mainland several times a week, wants a large plot, or would find a ferry timetable a daily irritation.
