The apartment

The penthouse studios are the same open plan as the floors below, one room with the bed, a seating area, a fitted kitchen and a bathroom, but the terrace is the point: unit 503 is 33 square metres inside and 38 outside, and unit 502 is 33.50 inside against 45.50 outside. On the top floor nothing is built above or in front of them, so the terrace looks straight over the malecón to the reef.

Three were free on the current list. Units 503 and 504, each 33 square metres inside with 38 of terrace, 71 in all, at $5,750,000 MXN. Unit 502, 33.50 inside with 45.50 of terrace, 79 in all, at $5,850,000 MXN. That is about $338,235 to $344,118 USD at 17 pesos to the dollar. Prices are turnkey and quoted in pesos, so the dollar figures move with the rate.

HAMA

HAMA is a beachfront building on the malecón at Mahahual, finished in 2025 and already occupied. It is arranged so that the terraces face the water, most of them carrying a plunge pool, and the ground floor opens through a lit lobby and lounge to an infinity pool on the sand. Above there is a sky bar and a sky lounge on the roof, a gym, a solarium and a hammock area. Apartments are handed over turnkey, furnished and equipped, and the building runs a condo hotel programme for owners who want it let when they are not there.

Mahahual

Mahahual is a village on the Costa Maya at the southern end of Quintana Roo, built along a pedestrian boardwalk of about 1.7 kilometres with restaurants, bars, dive shops and beach clubs on it. The Mesoamerican Barrier Reef runs close enough to the shore to swim out to, which makes this one of the best places to dive or snorkel in the Mexican Caribbean, and keeps the water calm and shallow along the beach. Chetumal is about two hours south, Bacalar a little over an hour inland.
