Tulum Beachfront Real Estate
True beachfront is the scarcest thing in Tulum. The hotel zone is given over to hotels rather than residences, so most of what trades sits north of town in Soliman Bay, Tankah and Xcacel, where the reef sits close in and the water stays calm and swimmable. Supply is limited and rarely comes back to market, which is what has held values through every softer period the wider market has had. Beachfront carries its own checks, from the federal maritime zone boundary to any concession attached to the frontage, and our advisors will walk you through those before you commit. New listings are added below as they come to market.

Casa Chic | 7 Bedroom Beachfront Villa with Guest House in the Tulum Hotel Zone
A beachfront estate on the Tulum hotel strip, seven bedrooms across a main house and a separate guest villa, with a long pool on the sand and more than 80 feet of beach in front of it. $7,500,000 USD.
The main house
Five bedrooms, each with its own bathroom, under palapa roofs that open the whole ground floor to the sea. The living room, the dining table and a kitchen with a timber island and a bar run as one volume with no wall between them and the terrace, so the house is open to the breeze along its full width. Bedrooms are furnished with four poster beds and mosquito nets, and the upper rooms look over the palms to the water.
The guest villa
A separate two bedroom house stands in its own part of the garden, which is what takes the estate to seven bedrooms and six bathrooms in total. It gives visiting family somewhere to stay that is genuinely apart from the main house rather than a wing of it.
The beach and the pool
The pool runs the length of the terrace toward the water, with loungers, umbrellas and daybeds along it and a hammock deck under the palms. Beyond that the garden gives directly onto white sand. The plot is 29,590 square feet against 6,275 square feet of building, so the great majority of the land is garden, beach and open ground.
Where it sits
This is the stretch of the Tulum hotel zone that people walk: Scorpios, Gitano Beach, Nomade and Casa Malca are all within walking distance. At the same time the entrance to the Sian Kaan Biosphere Reserve is only 100 metres away, so the road south of the house runs into protected coast rather than more development. That combination, a walkable position on the strip with the reserve immediately beyond it, is the reason this part of the beach road is hard to buy into.
- Beachfront with more than 80 feet of sand
- Swimming pool on the beach terrace
- Separate two bedroom guest house
- Five bedrooms with their own bathrooms in the main house
- Open plan living under palapa roofs
- Kitchen with island and bar
- Hammock deck and shaded daybeds
- Garden of about 2,749 square metres
- Terraces facing the sea

- 100 metres from the Sian Kaan Biosphere Reserve entrance

Maranta | 1 to 3 Bedroom Beachfront Residences in Soliman Bay
Maranta is a development of seventeen beachfront residences on Bahía Solimán, at kilometer 254 of the federal highway, thirteen of them facing the Caribbean and four looking over the mangrove. Delivery is set for the first half of 2028.
The bay
Solimán is a natural cove, so the water sits calm and shallow and stays clear, with a coral reef a few meters off the shore and jungle closing the back of it. There are no large hotels on this stretch and the beach is semi private. It is the quietest bay between Tulum and Akumal, and those who use it would rather it stayed that way.
Sargasso
Worth saying before anything else, because it is the question every buyer on this coast asks. The residents of Bahía Solimán organized and funded a barrier of their own, 1.6 kilometers long, running the full length of the bay to intercept sargasso before it reaches the shore. That is why the water here looks the way it does through the year.
The residences
One, two and three bedroom apartments, each carrying as many bathrooms as bedrooms. The entry unit runs 45.07 square meters of interior with a 9.84 square meter terrace over the mangrove, and the largest runs to 2,604 square feet in total with its own garden. Every residence has a private terrace, a laundry area, and a kitchen open to the living and dining space. The build is exposed concrete and natural materials, with terraces opening straight onto the sea rather than screened off from it.
Solar and water
Solar panels and a rainwater collection system are in the base build rather than sold as an upgrade. The developer is plain that this is a practical decision about running a building on this coast, not a certification exercise.
Amenities
A beachfront pool with a sun deck and sun beds, a rooftop terrace with a bar, a beach club, a dining room and lounge, a gym, interior gardens, a lobby, bicycles and parking, with security on site.
Pricing
Prices are set in Mexican pesos and run from $6,250,000 MXN for a one bedroom on the mangrove facade to $16,490,000 MXN for a three bedroom on the beach facade, which is roughly $368,000 to $971,000 USD. The USD figures here are indicative, and the developer processes dollar payments at the rate on the day the transaction takes place. Payment plans run from 30/40/30 at list down to 90/0/10 against a ten percent discount.

Hotel Boutique Tankah | 21 Key Beachfront Hotel in Tankah Bay
Hotel Boutique Tankah is a working beachfront hotel of twenty one suites in Tankah Bay, on a site of 1,000 square metres carrying approximately 2,020 square metres of construction and twenty five metres of frontage directly on the sand.
The building and the rooms
One thousand square metres of land carrying approximately 2,020 square metres of construction, with 25 metres of beachfront. Twenty one rooms: six ocean view suites and six ocean front suites at 39 square metres each with private terraces, two ocean view swim up suites and two beachfront swim up suites also at 39 square metres, four penthouse suites of 59 square metres with private terrace and private pool, and one master suite of 50 square metres with beach access. The restaurant seats about fifty and has a fully equipped kitchen.
The rooms
Twenty one suites across six categories. Six ocean view suites of 39 square metres with private terraces, two ocean view swim up suites of the same size, six ocean front suites also of 39 square metres, two beachfront swim up suites, four penthouse suites of 59 square metres each with a private terrace and its own pool, and one master suite of 50 square metres with direct beach access.
Restaurant and public areas
The restaurant seats approximately fifty and runs from a fully equipped kitchen. Guests share a reception, two lounge rooms, a terrace lounge, a gym, a swimming pool, a jacuzzi, a massage area and a sunbed area on the beach itself. The property also holds a crocodile sanctuary, which is as much a part of the character of this stretch of coast as it is an amenity.
Service areas
Back of house covers an office area, a storage room and a staff dining area, so the operation runs without borrowing space from the guest side of the building.
Tankah Bay
Tankah sits north of Tulum between the town and Soliman Bay, on a calm protected stretch with the reef close in and cenotes behind the beach road. It is quieter than the Tulum hotel zone and the sand is better, which is why the small hotels along here hold their rate.

Casa Sofia | Five Bedroom Beachfront Villa in Sian Ka'an
The road south of the Tulum hotel zone runs out of pavement, then runs out of hotels, and then you are inside the reserve. Casa Sofia sits on a little over two and a half acres of it, with the Caribbean on one side and the lagoon on the other. The house is not the largest thing here. The land is.
The House
Around 300 m² (3,229 sq ft) of construction holding five bedrooms and four and a half bathrooms, arranged low and long rather than stacked. There is a guest casita with a queen bed separate from the main volume, a media room, a gym, and shaded terraces that do most of the work of the plan. A pool sits between the house and the sand, with rooftop viewing areas above and a seaside deck below.
Three hundred square metres on ten and a half thousand is a deliberately modest footprint. In this location that restraint is the asset — the reserve does not permit the alternative, and would not be worth buying into if it did.
The Land
10,784.76 m², roughly 2.66 acres, with approximately 328 feet of combined beach and lagoon frontage. Water on two sides of a single parcel is the rare condition on this coast, and inside a UNESCO biosphere reserve it is not a condition that new supply can be added to. What exists is what there is.
Services
The property runs on solar with Starlink for connectivity. This is a genuinely off-grid position rather than a resort-adjacent one, and a buyer should treat it as such: confirm the capacity of the existing solar array and battery storage, the arrangement for water and drainage, and the condition of the access road, which is unpaved for a considerable distance.
Title
This is the item that matters most here and the one the listing is silent on. A property inside the Sian Ka'an Biosphere Reserve, on the coast, raises three separate questions that must each be answered in writing before any offer: the chain of title and whether the parcel has ejido origin; the status of the federal maritime zone (ZOFEMAT) concession covering the beach frontage; and what the reserve's building regulations permit on the parcel now, as distinct from what was permitted when the house was built. Foreign buyers will hold through a fideicomiso, a bank trust conferring full rights of use, sale and inheritance. Obtain a current certificate of no encumbrance from the Registro Público de la Propiedad and confirm municipal permits for the existing construction.
None of this is a reason not to buy. It is the reason to instruct a specialist rather than a generalist.
Two Sides of Water
What you give up is pavement, mains services, and the ability to drive to dinner in five minutes. What you get is two and a half acres between a lagoon and the sea, inside a reserve that will not be issuing more of them.

Soliman Beach House | 6 Bedroom Beachfront Villa in Soliman Bay
A six bedroom villa standing directly on the sand at Soliman Bay, 800 square meters of construction on a 1,000 square meter beachfront lot. The pool deck runs to the beach itself, framed by palms, with the reef line visible offshore and nothing between the house and the water. Two pools, a heated jacuzzi, a private gym, a cinema room and a rooftop over the bay. True beachfront at this scale almost never trades here.
The House
Six bedrooms, all king. Four are full suites with their own en suite bathrooms, and two further king rooms share a bathroom between them. Every bathroom is fitted with both a rain shower and a bathtub, and the whole house is air conditioned. The arrangement is deliberate: enough separation for two or three families to keep their own quarters, without the house feeling subdivided.
Living space runs indoors and out across the full 800 square meters, with several lounges rather than one central room, so a large group disperses instead of collecting in a single space. The main living volume opens straight through to the pool terrace and the sea beyond, which is the whole argument for building on this bay.
Amenities
Two pools, a heated jacuzzi, a private gym and a cinema room sit within the property, which is unusual at this size and means the house holds its guests without them needing to leave. The rooftop is the centrepiece, open to the bay and the treeline, and it is where the house makes its case at sunrise and again at dusk.
The beach is private and directly in front of the house. Two beach clubs with bars and restaurants operate within the bay itself.
Soliman Bay
Soliman Bay sits about twenty minutes north of Tulum town, on a stretch of coast that never took the density that arrived further south. The reef sits close in, so the water inside the bay is calm and shallow, swimmable and paddleable in conditions the open beaches south of Tulum rarely offer. It is a small community of private houses rather than a hotel strip, which is precisely the appeal at this end of the market.
Tulum is close enough for dinner, the airport is a straightforward drive, and Akumal and its turtle bay are a few minutes north.
Operation
The house has been run as a fully serviced villa with housekeeping, chef and concierge in place. A buyer intending to continue that arrangement should confirm in writing what transfers with the sale, including staff, forward bookings, furnishings and any operator agreements, since none of that passes automatically.
Ownership
The property lies within Mexico's restricted zone, so foreign buyers take title through a fideicomiso, a bank trust conferring full rights of use, sale and inheritance. Establishing one is routine and your notary and bank will handle it as part of closing. On a beachfront title, buyers should also verify the federal maritime zone position, including the ZOFEMAT boundary and any concession attaching to the frontage, as part of due diligence.
Singular by the Jungle
What sets this one apart is the combination: genuine beachfront on a reef protected bay, 800 square meters of house, two pools, a gym, a cinema and a rooftop, six king bedrooms, and calm water at the end of the terrace. Soliman does not produce many houses like this, and it produces them slowly.

Tankah Bay | 3-Bedroom Oceanfront Penthouse with Rooftop Pool
An architecturally led residence on the Caribbean in Tankah Bay, arranged over three levels and holding 252.33 square meters across three bedrooms and four bathrooms. Private terraces run through every floor and the roof is given over to a pool with 360-degree panoramas across the sea in one direction and the mangroves in the other. The house is designed to sit within the Mayan jungle rather than against it, in natural materials and a restrained palette.
The Rooftop
The roof terrace is the defining level. A pool is set into the deck with the Caribbean directly beyond it, alongside a hanging chair, sun loungers and a shaded seating area under a timber and thatch structure. A full outdoor kitchen and bar runs along one side with a dining table beneath the palapa, and the open aspect means the view carries right around: open water on one side, mangrove and jungle canopy on the other.
Three Levels of Living
Living space sits behind full-height glazing facing the water, with pale stucco walls, timber ceiling beams and stone floors. The kitchen is fully fitted with a dark stone splashback and timber cabinetry. Three bedrooms open onto their own terraces through sliding glass, each with air conditioning and a ceiling fan, and bathrooms are finished in the same warm stucco with walk-in showers. The residence is presented furnished, and the vertical arrangement over three floors gives each level a distinct degree of privacy.
Beach Level
At ground level the building opens onto a pool deck laid in hardwood, with a palapa bar, hammocks and loungers set just back from the water line. The beach is directly in front, with no road between the building and the sand.
Tankah Bay
Tankah Bay sits roughly midway between Tulum and Akumal, a quiet stretch of coast where mangrove runs behind the beachfront strip and the road in carries little through traffic. Density stays low and development is spread thin along the shore, which is much of the reason the bay has kept the character it has while the coast either side of it has filled in.

NEEA D-1 01 | 3 Bedroom Furnished Beachfront Residence in Soliman Bay
Bahía Soliman is the bay people find late. It sits north of Tulum behind a reef that flattens the water into something closer to a lagoon than open Caribbean, and the shoreline has stayed low and residential while everything south of it filled in. There are no clubs here and no beach road traffic. There is a bay, a reef, and a short run of houses set back under the palms.
NEEA is eight apartments on that beach. The project was designed to sit inside its surroundings rather than announce itself, and the architecture reads as concrete, wood and shade rather than glass and spectacle. Architectural and interior design are by Sebastien Robert.
The Residence
Unit D-1 01 occupies the first level with three bedrooms across 138.40 m² / 1,489.73 sq ft of interior space, extended by a private roof terrace of 30.40 m² / 327.22 sq ft. Total surface is 168.44 m² / 1,813.07 sq ft.
It is delivered completely furnished and ready to occupy. Nothing to specify, nothing to source, nothing to wait for.
The material palette runs consistently through the interiors: gray concrete on walls and floors, aged effect walnut, light toned wood on doors and joinery, black concrete on the furniture and in the wall recesses, black marble on the bar countertop. Indirect LED lighting in warm white sits behind the recesses and along the floor line. The living room opens through full height glazing to the water.
The Building
Eight apartments in total, two, three and four bedroom layouts, all delivered furnished. The ground floor holds the lobby, the beach club, the beach pool and a common area with bar counter, kitchen, dining room and lounge. The roof carries an infinity pool, a bar, a gym, a sauna, a firepit and a catamaran net under a wooden log pergola.

Sian Ka'an km 5.5 | Section I, Permitted Beach to Lagoon Land Parcel in the Sian Ka'an Biosphere Reserve
Sian Ka'an translates from Maya as the gate of heaven, or the place where the sky begins. The name has held for a thousand years and it still does the work of description better than any brochure line. This is a UNESCO World Heritage Site and a federally protected biosphere reserve, a corridor of white sand, mangrove, palm forest and shallow reef running south from Tulum along one of the last undeveloped coastlines in the Mexican Caribbean.
Land inside the reserve does not come to market. Land inside the reserve that is cleared to build almost never does.
Section I
This listing is Section I: 12,114.34 m² / 130,399 sq ft at USD $2,422,868, which is USD $200 per square metre. It runs the full width of the peninsula, meeting the Caribbean on its eastern boundary and the lagoon system on its western. That geometry is the entire point. Sunrise over open water on one side, sunset across still lagoon on the other, and a private crossing between them held in a single title.
Access is by the coastal sand road that threads the peninsula, palm canopy closing overhead in places, the beach never more than a few steps beyond the tree line. A timber dock already sits on the lagoon edge.
Permitted to Build
The owner states that construction permits are in place across the holding, and that support extends past the closing table: guidance through the build itself and assistance securing any further authorizations the project requires. For a site of this kind that continuity is worth as much as the permits. The people who obtained them know the agencies, the precedents and the sequence, and that knowledge does not transfer in a document folder.
Permit scope, current validity and transferability should be confirmed directly with the issuing authorities before closing. Full documentation is available for buyer and counsel review.
The Other Sections
Section I is one of four contiguous sections, each running beach to lagoon, together totalling 49,124.59 m² / 528,777 sq ft, roughly 4.91 hectares. The remaining three are available separately or alongside Section I, at the same USD $200 per square metre.
- Section I — this listing: 12,114.34 m² / 130,399 sq ft, USD $2,422,868
- Section II: 12,343.54 m² / 132,866 sq ft, USD $2,468,708
- Section III: 12,157.33 m² / 130,862 sq ft, USD $2,431,466
- Section IV: 12,509.38 m² / 134,651 sq ft, USD $2,501,876
The complete holding of all four sections is USD $9,824,918. Sections are available individually or together.

The District
Faena arrives in Tulum with 147 residences, a hotel of 77 rooms and suites, an art pavilion, a healing house and an ocean club, laid across a masterplan that treats the jungle as the organising principle rather than the obstacle. The district runs inland from Carretera Tulum Boca Paila beside Parque del Jaguar, with the archaeological site under UNESCO protection to the north and the new Tulum International Airport forty minutes away.
The Architecture
Brandon Haw looked at how the Maya built and took the weight of it. Raw concrete softened with warm wood, a palette of sky blue, ochre and dusty pink, interiors finished in chukum, the polished local plaster that holds light the way limestone holds heat. Interiors are by Peter Mikic.

Faena Residence D | Three Bedroom Poolside Residence in Tulum Hotel Zone
📍 Location Faena District, Tulum, Quintana Roo
🌴 Position Garden level, jungle facing, private pool
Everything on one floor, and a great deal of it. Interior area is 264.95 m² / 2,851.9 sq ft, the largest single level plan in the district, arranged around a pool that runs the length of the terrace. Three bedroom suites occupy their own wing, each opening through a screened bay onto its own planted pocket of garden, so no bedroom looks into another. The living, dining and kitchen volume runs down the opposite side in one continuous length facing the water.
Beyond the glass, 72.37 m² / 778.9 sq ft of covered terrace and a further 54 m² / 581.2 sq ft open to the sky. A service bedroom with its own bathroom sits off the kitchen. Faena Residence B2 | Two Bedroom Upper Terrace Residence in Tulum Hotel Zone

The B2 sits one floor up from the gardens and takes its outdoor space upward instead of outward. Faena Residence A | One Bedroom Jungle Terrace Residence in Tulum Hotel Zone
📍 Location Faena District, Tulum, Quintana Roo
🌴 Position Building A, garden or upper level, facing the amenity gardens
Residence A is the smallest thing Faena builds here and the most precisely made. One bedroom, one bathroom, and a single continuous living and dining volume that opens across the full seven meter width of the plan onto a covered terrace. Interior area is 70.30 m² / 756.7 sq ft with 11.20 m² / 120.6 sq ft of covered terrace beyond it. Burnt sienna screens close across that opening when the afternoon turns and the room fills with barred gold light instead of heat.
The kitchen is fully equipped and set into the wall rather than marooned on an island, which is what lets a plan this size read as generous rather than compact. The bathroom carries a soaking tub. The roof above holds shared pools and amenities for the building rather than a private terrace, and that is the trade that puts a Faena address within reach at this number. Total area 81.5 m² / 877.3 sq ft.
Two remain. A garden level residence at USD $802,500 and an upper level residence at USD $832,000.

Casa Cenote | Beachfront Boutique Hotel and Development Opportunity in Tankah Bay
Casa Cenote is a beachfront commercial property in Tankah Bay, assembled from three adjoining lots across 3,279.30 m² with 745.38 m² of construction. In operation today as an eleven room boutique hotel with a restaurant and bar, a small grocery and a storage area, it is a working business on the sand rather than a project waiting to begin. For a buyer planning a larger development, it offers the rare position of holding a beachfront site that trades while the next phase is designed.
The Hotel
Eleven rooms accommodate up to thirty guests. Four rooms carry double beds sleeping up to four, and seven are configured for two, a mix that suits group bookings and extended stays as readily as nightly guests.
Restaurant, Bar and Services
A restaurant and bar serve both guests and passing trade, supported by a small grocery and a dedicated storage area. The infrastructure is in place and the operation is established, which shortens the path for an incoming owner considerably.
The Land
Three adjoining lots totalling 3,279.30 m² give the site scale unusual for beachfront Tankah, with frontage on one of the quieter bays between Tulum and Akumal. Buyers should verify permitted density, land use and any development approvals independently.

Casa Cenote is shown by private appointment only, with operational detail and financials released to qualified buyers on request. Serious enquiries are warmly invited.

Tuluminous Beach | Turnkey 2-Bedroom Residence in the Tulum Beach Zone
Tuluminous Beach is unit B208 at Amira, a residential building set into the jungle on the Tulum beach road. The sand is a walk from the door and the ruins sit eight minutes north, above the water. Between them lies the stretch of coast that made this town famous, reachable on foot rather than by car.
The beach zone was built for hotels, restaurants and beach clubs. Residential addresses within walking distance of the sand are rare, and they surface on the market rarely. This is one of them.
The Apartment
Two bedrooms across a single level, finished with a deliberate hand. Coffered ceilings trace recessed gold lines above polished marble floors. A wall of glass slides open onto a private terrace where a suspended egg chair hangs beside a plunge tub, jungle canopy at eye level.
The living room runs open to the kitchen and dining area, holding light from morning through late afternoon. Cabinetry in warm timber and pale stone, a breakfast bar under pendant lights, and a full run of counter space. The dining table is the room's anchor, a slab of live edge timber poured with epoxy resin in the exact turquoise of the reef a few hundred meters away, commissioned and shipped from Ukraine.
Both bedrooms are quiet, cool and generous, dressed in soft blues against gray plaster, with hand knotted macramé hung above the beds and en suite bathrooms in stone. Air conditioning throughout, ceiling fans in every room.
It is sold exactly as it stands. Furniture, kitchen, linens. You arrive with a suitcase.
Amira
Amira is a low rise development of two buildings connected at roof level by a glass bridge. Each building carries its own rooftop infinity pool, one running the full length of the roof in timber decking and open sky, taking in the Mexican Caribbean on one side and unbroken jungle on the other.
Below, the grounds are threaded with a jungle walk and an artificial river running between the two structures. The architecture is chukum and dark timber against limestone, sunk into the canopy rather than set on top of it.
Rental History
B208 was the first apartment in the building to be finished, the first furnished, the first rented, and the first listed on Airbnb. Its debut year on the platform placed it among the strongest performing rentals in Tulum, and Airbnb featured it in their own organic email campaigns. That listing, with its reviews and its ranking, comes with the apartment.
Its first twelve months returned $50,500 USD gross and $40,700 USD net, backed by a month by month statement made available to qualified buyers. The current owner will continue managing the unit at a ten percent fee, well under the regional norm, across both the Airbnb listing and a dedicated direct booking site. Buyers should verify all financial figures independently.

Parcela 153 | 3.05-Acre Residential Lot Near Tulum's Hotel Zone
Parcela 153 is a rare, large-format residential lot of 12,345.6 m² (approximately 3.05 acres) set within one of Tulum's most strategically located private enclaves, just 600 meters from the beach and five minutes from the town of Tulum. Positioned at the front of the new hotel road and directly across from Tulum's next shopping area, it sits in one of the closest sizable land holdings to the Hotel Zone — the stretch of coastline that drives the bulk of the region's tourism through its famous beach clubs, restaurants, and nightlife.
At just over three acres, Parcela 153 is the largest of the available lots in this pocket and offers exceptional optionality: a flagship private estate, a boutique multi-villa development, or a high-appreciation land hold in a corridor where beach-proximate inventory of this size is scarce and tightly held. The lot is residential-only, electricity and fiber optic ready, and surrounded by a wave of established and sold-out luxury communities — Beecheii, Losantos, NIDO, Ramia, Consciente, The Awen, and Ahimsa.
Tulum's fundamentals continue to strengthen around this location. The new Tulum International Airport (an estimated 5.5 million passengers per year) and the Maya Train, with its Tulum station roughly 2.5 miles away, have transformed regional access, while property values across the area have climbed substantially since 2020. With neighboring parcels already sold, Parcela 153 is one of the last opportunities of its scale in the immediate vicinity.

Set at the front of the new hotel road and directly across from Tulum's next shopping area, this is one of the closest sizable land holdings to the Hotel Zone — a section of coastline that draws the bulk of the region's tourism through its famous beach clubs, restaurants, and nightlife.
This is land with genuine optionality. At 2.62 acres, Parcela 155 is large enough to support a flagship private estate, a boutique multi-villa development, or a high-appreciation land hold in a corridor where comparable beach-proximate inventory is scarce and tightly held. The lot is residential-only, electricity and fiber optic ready, and surrounded by a wave of established and emerging luxury communities — Beecheii, Losantos, NIDO, Ramia, Consciente, The Awen, and Ahimsa — many of which have sold out within 18 to 24 months of launch.
Tulum's fundamentals continue to strengthen around this location. The new Tulum International Airport (an estimated 5.5 million passengers per year) and the Maya Train, with its Tulum station, have transformed regional access, while property values in the wider area have climbed substantially since 2020. With the surrounding parcels (81 and 82) already sold, Parcela 155 represents one of the last opportunities of its size in the immediate vicinity.

Directly on the Caribbean in Tankah Bay, with 25 meters of beach frontage on a 1,000 m² lot, Casa Alea is a California-style villa built for ultra-private beachfront living in one of the Riviera Maya's most coveted stretches. Arched windows frame the sea from inside, terraces and lounge areas open straight onto the sand, and the indoor-outdoor layout keeps the water in view from nearly every room. Turnkey and furnished, it works equally as a private family retreat, a hospitality concept, or a high-end vacation rental.
A Layout Built for the Beach
Living space flows from a comfortable sala and TV lounge through a full kitchen to dining areas that catch the sea breeze, with arched openings drawing the Caribbean indoors. The villa holds six rooms in total, one of which works as a service bedroom or studio, served by four full bathrooms. White stucco, terracotta floors, hand-painted Talavera tile, and dark-wood detailing give the home its warm, classic California-Mediterranean character.
Beachfront Living
The seafront side is the heart of the property: furnished terraces, beachfront lounge areas, a private pool set just back from the sand, and an outdoor asador for cooking with the water in view. 8 Bedroom Villa with Private Beach Access for sale in Tankah Bay | Tankah House
Casa Tankah 8 Bedroom Villa
A short walk from the Caribbean shoreline, Casa Tankah offers something increasingly rare in the Riviera Maya: a turnkey income property with real room to grow. This second-row residence pairs direct beach access with a layout built for flexibility, working equally well as a private family compound or a revenue-generating boutique operation. Surrounded by mature tropical landscaping, the setting feels private and established while sitting within one of Tulum's most sought-after coastal corridors.
A Property Built for Flexibility
Casa Tankah sits on approximately 1,000 m² of land with 700 m² of built area, arranged around a central garden anchored by a full-size swimming pool and a shaded palapa. The main structure divides into three independent residences, each with its own character and entrance. The ground-floor two-bedroom apartment opens directly to the garden through large sliding doors, with both bedrooms en suite and an open kitchen and living area. Above it, a second two-bedroom residence follows a similar plan but adds elevated living, with a private terrace, plunge pool, and partial ocean views.
The third residence spans two levels and holds three bedrooms. The ground floor is set up for daily living with an open kitchen, living area, and a bedroom with full and half bathrooms. Upstairs, two further bedrooms are en suite, one positioned to capture ocean views. Each residence connects to the shared garden and pool.
A Separate Casita
A standalone one-bedroom casita adds a fourth living space, complete with kitchenette, full bathroom, and its own private pool. The casita works as an owner's retreat, a premium short-term rental, or staff accommodation, giving the property a further layer of versatility.
Proven Income, Clear Upside
Only a portion of the property has been actively rented in recent years, generating roughly $75,000 USD annually. With the full property brought into operation, and with land still available for additional construction, there is clear room to scale rental income or reposition the property as a boutique hospitality offering. For a buyer looking at a proven rental market, the combination of established cash flow and expansion potential makes the case on its own.

Yes. Foreigners can own property in Tulum via a “fideicomiso”: a trust with a Mexican bank facilitated by a notary. The bank acts as a trustee and follows instructions from the property owner. Via this arrangement, foreigners can have all rights to use, occupy, lease, build, improve, and sell their property. On average, it takes 60 to 90 days to complete a property purchase. Tulum Land & Property works closely with a trusted team of lawyers and notaries who ensure that all legal processes proceed smoothly.Another way of owning property in Tulum is by creating a Mexican corporation. This is recommended when investors plan to own several properties.
Most pre-construction properties require a refundable deposit of $5,000 USD to secure the unit. Our properties are in high demand so this deposit secures the unit while contracts are drafted. Typically buyers make a down payment of 30% but larger down payments lead to larger discounts. The rest of the payments are made according to negotiable payment plans spreading the cost over the construction time, allowing investors to enjoy better liquidity before delivery.
It depends on the property, the street, how it is furnished and how it is run, so we do not quote a single return figure for the market. AirDNA's Tulum market figures show 46 percent occupancy on a $125 USD average daily rate over the twelve months to August 2026; those are AirDNA's market figures, not ours, and describe no individual property. Where a seller or developer supplies figures for a specific home, we tell you whose figures they are and suggest you verify them independently.
For foreigners investing in Mexico, the best way to obtain finance is to do so at home. In the US, you may take a Home Equity Loan or Home Equity Line of Credit (click here). Many pre-construction developments also offer payment plans that spread the cost over the construction period. Financing in Mexico is typically 9 to 12 percent plus fees and involves a lengthy process.
Closing costs typically come to 6 to 10 percent of the price all in, including the bank trust. This covers the acquisition tax, recordation fee, certificate of no liens, municipal appraisal, legal and closing fees, and public notary fees. The yearly property tax in Mexico is typically 0.1% of the property value. HOA fees are a monthly amount set by each building. On the few of our listings that record one, they run from about MXN 2,150 to MXN 8,300 a month (August 2026). That is what our own listings show, not a market range, so we quote each building's fee on its listing. The cost of furniture and appliances must also be considered in your budget. Our team of experts can help you understand these costs, schedule a call with us to get started (click here).
To ensure a property has a clear title, conduct a title search through a reputable notary or legal professional. This process verifies that the seller has legal ownership and that there are no liens or encumbrances on the property. Working with experienced local professionals can help navigate this process.
Tulum is generally a safe place to visit and to live. On Numbeo, whose crime index is built from residents' and visitors' own reports, Tulum currently scores lower than many large US cities, Miami among them. Like any busy tourist destination it has occasional serious incidents, and these rarely involve visitors or residents going about their day. The usual travel precautions apply, as they would anywhere popular with visitors, and forums for first time travellers to Mexico carry plenty of practical advice on avoiding scams and petty theft.
Many of the condos and villas sold in Tulum come with amenities, depending on the location. Usual amenities include: pool, spa, rooftop, fitness and yoga centre, co-working space, etc.
