Four thousand three hundred square metres of jungle, and one four-bedroom house standing in it. That ratio is the entire argument for Villa Amanai. Most of what sells in Tulum at this price puts twice the construction on a fifth of the land, and calls the result private.
The House
463 m² (4,986 sq ft) of interior construction holding four bedrooms and six bathrooms. The work is described as tropical brutalism and the photography supports it — sculptural concrete volumes, locally sourced materials, weight and shadow rather than white walls and glass. Four bedrooms across nearly five thousand square feet means rooms with genuine proportion, not a bunk count assembled for nightly rates.
The plan includes a dedicated office, a chef's kitchen, an internal courtyard and a heated pool set against the jungle. Terraces and garden extend the living space outward on every side, which on a parcel this size they can do without running into a boundary wall.
The Land
4,307 m², a little over an acre. In Aldea Zama or La Veleta the equivalent house would sit on three to five hundred square metres with neighbours at arm's length on both sides. Here the surrounding jungle is the setting rather than the gap between buildings.

The road south of the Tulum hotel zone runs out of pavement, then runs out of hotels, and then you are inside the reserve. Casa Sofia sits on a little over two and a half acres of it, with the Caribbean on one side and the lagoon on the other. The house is not the largest thing here. The land is.

Around 300 m² (3,229 sq ft) of construction holding five bedrooms and four and a half bathrooms, arranged low and long rather than stacked. There is a guest casita with a queen bed separate from the main volume, a media room, a gym, and shaded terraces that do most of the work of the plan. A pool sits between the house and the sand, with rooftop viewing areas above and a seaside deck below.
Three hundred square metres on ten and a half thousand is a deliberately modest footprint. In this location that restraint is the asset — the reserve does not permit the alternative, and would not be worth buying into if it did.
The Land
10,784.76 m², roughly 2.66 acres, with approximately 328 feet of combined beach and lagoon frontage. Water on two sides of a single parcel is the rare condition on this coast, and inside a UNESCO biosphere reserve it is not a condition that new supply can be added to. What exists is what there is.

Mercado inmobiliario en Tulum: demanda, renta vacacional y lo que conviene saber antes de comprar
Tulum atrae a compradores de todo México, de Latinoamérica y del resto del mundo por su playa, sus cenotes, su zona arqueológica y un estilo de vida propio. Unos buscan una casa para vivir todo el año, otros una segunda residencia para pasar temporadas o una base en el Caribe para trabajar a distancia, y muchos una propiedad que puedan rentar cuando no la usen.
El acceso a Tulum cambió de manera notable. El Aeropuerto Internacional de Tulum opera desde finales de 2023 con vuelos nacionales e internacionales, y el Tren Maya tiene estaciones en la ciudad y en el propio aeropuerto. Para quien vive en otra parte del país o viene del extranjero, esto significa llegar a Tulum sin depender de aterrizar en Cancún y manejar casi dos horas por carretera, algo que pesa mucho al elegir una segunda residencia.
La afluencia turística es la base del potencial de renta vacacional. Tulum recibe visitantes todo el año, pero la demanda se concentra de finales de diciembre a abril, con su punto más fuerte en las primeras semanas de enero, cuando coinciden las vacaciones de invierno, los festivales de música, las bodas y los viajes de bienestar. ¿Cómo se compra una casa en Tulum siendo mexicano o extranjero?
Si usted es mexicano, compra de forma directa: la casa se escritura a su nombre ante notario público y se inscribe en el Registro Público de la Propiedad, sin necesidad de fideicomiso. Si es extranjero, ya sea de Colombia, Argentina, Estados Unidos o cualquier otro país, debe saber que la Constitución mexicana no permite a los extranjeros adquirir el dominio directo de inmuebles dentro de una franja de 50 kilómetros a lo largo de la costa, la llamada zona restringida, donde se encuentra Tulum. En ese caso la compra se hace mediante un fideicomiso. Un banco mexicano recibe la titularidad como fiduciario y usted, como fideicomisario, tiene todos los derechos de un propietario: puede usar, habitar, rentar, remodelar, construir y vender la propiedad, y también dejarla en herencia. El banco no puede vender, rentar ni disponer del inmueble sin sus instrucciones. El fideicomiso tiene una vigencia de 50 años y se puede renovar de manera indefinida, así que no pierde la propiedad al cumplirse ese plazo. Cuando se planea tener varias propiedades con fines comerciales, puede convenir una sociedad mexicana; su abogado le dirá si es la mejor opción para usted. Como referencia, la compra de una casa terminada suele concretarse en un plazo de 60 a 90 días; en preventa, los plazos dependen de la entrega de la obra. ¿Cuánto se paga de apartado y de enganche?
En preventa, la mayoría de los desarrollos pide un apartado de alrededor de 5,000 USD para reservar la unidad mientras se prepara el contrato. Cada desarrollador decide si el apartado es reembolsable y en qué condiciones, así que pida esas condiciones por escrito antes de pagar. Después se cubre un enganche que normalmente ronda el 30 por ciento, y un enganche mayor suele permitir negociar un mejor precio. El resto se paga según un plan de pagos negociable, por lo general durante la obra y en algunos casos con un saldo final a la entrega, lo que le permite conservar liquidez. En casas de entrega inmediata o de reventa el esquema cambia: el anticipo y el saldo se pactan en cada operación, y el pago final se hace al firmar la escritura ante notario.
¿Qué rendimiento puede generar mi casa en Tulum?
Depende de la propiedad, de la calle, de cómo esté amueblada y de cómo se administre. Por eso no damos una cifra única de rendimiento para el mercado. Como referencia, las cifras de AirDNA para 2026 registran para Tulum y sus alrededores una ocupación de 36 por ciento, con una tarifa promedio de 233 USD por noche. Son cifras de mercado de AirDNA, no nuestras, y no describen ninguna propiedad en particular. Cuando un vendedor o un desarrollador comparte cifras de una casa específica, le indicamos de dónde provienen y le recomendamos verificarlas de forma independiente.
¿Puedo financiar mi casa en Tulum con un crédito hipotecario?
Sí, según su caso. Si usted es mexicano, puede solicitar un crédito hipotecario con la banca mexicana para una casa terminada y lista para escriturar: el banco hace un avalúo, pide un enganche y revisa sus ingresos. Si cotiza en el Infonavit o el Fovissste, en algunos casos puede combinar ese crédito con uno bancario. Las tasas, los plazos y las comisiones varían según el banco y su perfil, así que conviene comparar el CAT de varias opciones y obtener una precalificación antes de hacer una oferta, porque el trámite lleva tiempo. En preventa, lo habitual es cubrir el apartado, el enganche y los pagos de obra con recursos propios y, en algunos casos, financiar el saldo al momento de la entrega. Si usted es extranjero, obtener crédito en México es más difícil; muchos compradores financian la compra en su país de origen, por ejemplo con un crédito respaldado por un inmueble que ya poseen, o aprovechan los planes de pago de la preventa. ¿Cuánto cuesta escriturar una casa en Tulum y qué otros gastos hay?
Como referencia, los gastos de escrituración de un comprador extranjero en Quintana Roo suelen sumar entre el 6 y el 10 por ciento del valor de la propiedad. Incluyen el impuesto sobre adquisición de bienes inmuebles (ISABI), los honorarios del notario, la inscripción en el Registro Público de la Propiedad, el avalúo y el certificado de libertad de gravamen, además del permiso de la Secretaría de Relaciones Exteriores y la constitución del fideicomiso. Estos dos últimos tienen un costo fijo, por lo que pesan más en una propiedad de menor precio, y no aplican si usted es mexicano y compra de forma directa. Una vez que sea propietario, pagará cada año el predial al municipio, en pesos, y si es extranjero el banco le cobrará además una cuota anual por administrar el fideicomiso. Las cuotas de mantenimiento dependen de cada desarrollo y de sus amenidades, y le confirmamos la cuota de cada propiedad que le interese. Considere también el mobiliario y el equipamiento si la casa no se entrega amueblada. El notario calcula el monto exacto de su operación, y nuestro equipo le ayuda a entender estos costos antes de hacer una oferta: agende una llamada con nosotros para empezar.
¿Cómo me aseguro de que la casa tenga sus escrituras en regla?
Antes de firmar, pida que un notario público o un abogado de su confianza haga la revisión de antecedentes registrales. Esa revisión confirma que quien vende es el propietario inscrito en el Registro Público de la Propiedad, con su folio real, y el certificado de libertad de gravamen acredita que el inmueble no tiene hipotecas ni embargos. También se revisa que el predial y el agua estén al corriente. En Tulum conviene además verificar que, si el terreno fue ejidal, ya cuente con el dominio pleno y, en preventa, que el desarrollo tenga sus licencias. Desconfíe de cualquier vendedor que se resista a una verificación independiente. Trabajar con profesionales locales con experiencia hace este proceso mucho más sencillo.
¿Qué tan seguro es Tulum?
Tulum es, en general, un lugar seguro para visitar y para vivir. En Numbeo, cuyo índice de criminalidad se construye con lo que reportan los propios residentes y visitantes, Tulum registra hoy un puntaje más bajo que muchas grandes ciudades de Estados Unidos, entre ellas Miami. Como cualquier destino turístico concurrido, llega a tener incidentes graves, pero rara vez afectan a visitantes o residentes en su día a día. Basta con tomar las precauciones habituales de cualquier lugar con mucho turismo: cuidar sus pertenencias, moverse en transporte de confianza y desconfiar de ofertas que parezcan demasiado buenas para ser ciertas. Al comprar, el riesgo que más conviene cuidar es el legal, y en eso estamos con usted de principio a fin.
¿Las casas incluyen amenidades?
Depende del desarrollo y de la zona. Muchas casas tienen alberca privada, y las que están dentro de un fraccionamiento o condominio suelen compartir amenidades como alberca, spa, roof garden, gimnasio, salón de yoga y espacio de coworking, además de acceso controlado. Estas amenidades se sostienen con la cuota de mantenimiento, y en cada propiedad le indicamos qué incluye y de cuánto es la cuota.
