Tulum vs Playa del Carmen: which should you buy in?
Playa del Carmen is a working city with a Caribbean beach attached; Tulum is a jungle town that became a destination and is still catching up on services. We sell in both, and most buyers who ask us this question already know which one they are drawn to. This page is about whether the numbers and the daily life agree with the instinct.

How we count. Tulum here means the town and its neighborhoods: Aldea Zama, La Veleta, Selva Zama, Holistika, the numbered Regions, Tulum Country Club and the town itself. It excludes the coastal strip north toward Soliman Bay and Tankah, which we count separately, and which would add 36 listings and lift the median by about three percent. Every figure on this page is from our own live listings on 22 September 2026 and is an asking price, not a closed transaction.
Getting there
Both are on the same highway, the 307, an hour apart. Playa is 45 minutes from Cancún airport, which is where nearly every international flight into this coast still lands. Tulum has had its own international airport since December 2023, with Aeroméxico, Viva Aerobus and Volaris on the domestic routes and Air Canada, WestJet and Air Transat from the north. The United States is thinner: this winter's federal schedule has one route, United from Newark over Christmas and New Year (our piece on the winter schedule). The Tren Maya stops at both towns.
The honest complication is that Tulum's route map has been shrinking rather than growing. Passenger numbers at the airport fell by about a third in the first half of 2026, on AFAC's figures, as demand settled below what was forecast, so a route that exists this season may not exist next. For a buyer who will fly in a dozen times a year, that is the thing to check before it decides anything: if your city flies into Tulum, Tulum is twenty minutes from your door and Playa is ninety. If it does not, you land at Cancún either way, and Playa is the shorter drive home, by close to an hour each way per trip. For a renter, it is the difference between a guest who lands and is at the door in under an hour and one who sits in a transfer for two.
What it costs
These are asking prices from our own current listings on 22 September 2026, medians of the live book in each place. They are not closed transactions, not comparables, and they move with what happens to be listed: Playa's book is heavy with beachfront this year, which pulls its medians up.
On that book, Tulum is cheaper at every median: $490,000 USD against $649,500 USD across all types, $350,000 USD against $459,000 USD for a condo, and roughly $262 against $495 per square foot of built space. That last pair is the one to hold on to. Playa costs close to twice what Tulum does per square foot of built space, which is a far larger gap than the headline medians suggest.
Two things sit behind it. Tulum has far more inland stock, which prices lower. And Playa's condos sit in a finished city with services that Tulum is still building, and buyers pay for that.
Where Tulum is not cheaper is at the top. Its beachfront and its large villas price with Playa's and above it, because Tulum's beach is scarce and Tulum's brand carries a premium that Playa's does not.
What you get for the money
In Tulum the book leans to houses and land: 197 houses against 179 condos, and a long list of lots. A buyer who wants a house with a pool on a jungle lot, or a lot to build on, has more choice here than anywhere on the coast. The condos cluster in the planned communities, Aldea Zama, Selva Zama, Region 15, La Veleta.
In Playa the book is apartments: 57 condos and penthouses and 24 beachfront residences against five houses. A buyer who wants a finished apartment with an elevator, a pool deck and a management office, in a gated golf community or on the sand, is in Playa's market. A buyer who wants a house is largely not.
Infrastructure and daily life
This is the honest heart of the comparison. Playa solved its infrastructure fifteen years ago: paved roads, municipal water and drainage, power on the grid, hospitals, international schools, banks, full size supermarkets, a pedestrian avenue that functions as a town center. Tulum is getting there and is not there. The planned communities inside it are paved and serviced; much of the rest is unpaved, on private wells and septic, and a house two streets from a finished one can be on a dirt road. CAPA, the state water utility, reported sanitation coverage across Quintana Roo of 78.6% at the end of 2025, 84.8% in urban zones against 8.7% in rural ones. That gap is the honest backdrop to the unpaved parts of Tulum. A water capture project for the town is in final permit validation with Conagua, and the state has invested in a desalination plant here. We do not publish a zone by zone breakdown because CAPA does not, and we would rather say so than imply a precision nobody has. Ask us about the specific street before you buy on it; that is a question we can answer property by property when a general figure cannot.
A buyer who wants a functioning city with a beach chooses Playa. A buyer who is willing to accept a frontier for the jungle, the quiet and the brand chooses Tulum, and should choose which zone inside Tulum with care.
The beach
Tulum's beach is the reason for Tulum, and it is mostly hotel owned: the public reaches it through the beach clubs and a few access points, and residential beachfront is a handful of houses priced for scarcity. Playa's beach runs the length of the city, is public along its length, and changes character block by block, from the club end at Mamitas to the family end at Punta Esmeralda where a cenote surfaces into the sea. Neither is better; they are different beaches. Sargassum reaches both, and 2026 has been a record season across the state, arriving in January rather than the usual April. Of the tonnage collected to mid September, Playa del Carmen accounted for 44,548 metric tons against Tulum's 17,990, with Cancún on 32,179 and Puerto Morelos on 18,347. That is worth reading carefully: it measures the size of the clean up operation and the length of coast being cleaned as much as how any one beach looks on a given morning.
Renting it out
Playa fills from the airport year round; Tulum fills for a season and dips in the wet months. Playa's rental guest is a family or a couple on a week's vacation who wants the town; Tulum's is a group who wants the house, the pool and the jungle, which is why large villas outperform condos in Tulum and the reverse is closer to true in Playa. The numbers bear that out. AirDNA's figures for the twelve months to August 2026 put Playa del Carmen at 58% occupancy on an average daily rate of $103 USD across 6,873 active listings, and Tulum at 46% occupancy on $125 USD across 4,024. Tulum charges a little more a night and sits empty for more of the year. Those are AirDNA's figures rather than ours, and they describe the market as a whole, not any individual property.
Who should buy where
Buy in Playa if: you want a finished apartment in a city, year round rental demand, schools or a hospital within ten minutes, or beachfront as an apartment rather than a trophy.
Buy in Tulum if: you want a house or land, the jungle rather than a city, a brand that carries a premium on resale, or a beachfront house and the budget for one.
Look at both if: you are choosing between a Tulum condo and a Playa condo at the same price. On our book that money buys a larger, newer unit in Tulum and a better serviced one in Playa.
The honest verdict
Playa is the safer purchase and Tulum is the more interesting one. Playa's prices already reflect a working city; Tulum's reflect a town still being built, with the upside and the risk that implies. We sell both, and the buyers we see happiest in each are the ones who bought the place for what it is today, not for what the brochure said it would become.
