Tulum Land for Sale
Land is where Tulum's biggest gains have been made, and where the entry price is still lowest. Parcels run from titled lots inside the town grid through to jungle acreage with its own cenote, and the corridor toward the airport and Sian Ka'an is where most of the recent movement has been. Our advisors know which parcels carry clean title, which are still ejido awaiting conversion, and what a given lot can actually be built on. New listings are added below as they come to market.

The District
Faena arrives in Tulum with 147 residences, a hotel of 77 rooms and suites, an art pavilion, a healing house and an ocean club, laid across a masterplan that treats the jungle as the organising principle rather than the obstacle. The district runs inland from Carretera Tulum Boca Paila beside Parque del Jaguar, with the archaeological site under UNESCO protection to the north and the new Tulum International Airport forty minutes away.
The Architecture
Brandon Haw looked at how the Maya built and took the weight of it. Raw concrete softened with warm wood, a palette of sky blue, ochre and dusty pink, interiors finished in chukum, the polished local plaster that holds light the way limestone holds heat. Interiors are by Peter Mikic.

Faena Residence D | Three Bedroom Poolside Residence in Tulum Hotel Zone

Everything on one floor, and a great deal of it. Interior area is 264.95 m² / 2,851.9 sq ft, the largest single level plan in the district, arranged around a pool that runs the length of the terrace. Three bedroom suites occupy their own wing, each opening through a screened bay onto its own planted pocket of garden, so no bedroom looks into another. The living, dining and kitchen volume runs down the opposite side in one continuous length facing the water.
Beyond the glass, 72.37 m² / 778.9 sq ft of covered terrace and a further 54 m² / 581.2 sq ft open to the sky. A service bedroom with its own bathroom sits off the kitchen. Pool, covered dining, lounge, all of it private and all of it at canopy height.

📍 Location Faena District, Tulum, Quintana Roo
🌴 Position Level 3, private rooftop with pool

Faena Residence A | One Bedroom Jungle Terrace Residence in Tulum Hotel Zone
📍 Location Faena District, Tulum, Quintana Roo
🌴 Position Building A, garden or upper level, facing the amenity gardens
Residence A is the smallest thing Faena builds here and the most precisely made. One bedroom, one bathroom, and a single continuous living and dining volume that opens across the full seven meter width of the plan onto a covered terrace. Interior area is 70.30 m² / 756.7 sq ft with 11.20 m² / 120.6 sq ft of covered terrace beyond it. Burnt sienna screens close across that opening when the afternoon turns and the room fills with barred gold light instead of heat.
The kitchen is fully equipped and set into the wall rather than marooned on an island, which is what lets a plan this size read as generous rather than compact. The bathroom carries a soaking tub. The roof above holds shared pools and amenities for the building rather than a private terrace, and that is the trade that puts a Faena address within reach at this number. Total area 81.5 m² / 877.3 sq ft.
Two remain. A garden level residence at USD $802,500 and an upper level residence at USD $832,000.

Punta Brava | Three Contiguous Beachfront Parcels in Puerto Morelos
📍 Location Punta Brava, Puerto Morelos, Quintana Roo
🌴 Position Beachfront, five kilometers south of the village, at the end of the coastal road
The coastal road out of Puerto Morelos runs south past the last of the houses, past the last of the pavement, and then simply stops. What waits at the end of it is 2,400 m² / 25,834 sq ft of raw Caribbean shoreline, three contiguous parcels laid side by side across sixty linear meters of open coast, with a saltwater inlet gathering at the edge of the sand like a natural pool cut into the rock.
There is nothing built here. No hotel, no beach club, no vehicles, almost no one. A slender steel lighthouse stands on the point immediately beside the land, white against the water, and beyond it the reef breaks in a long line of surf. This is the beginning of the Riviera Maya corridor, the stretch that runs another 130 kilometers south toward Punta Allen without interruption.
The Land
Three rectangular parcels, Lots 3, 4 and 5, each measuring 40 by 20 meters for 800 m² / 8,611 sq ft apiece. The topography is regular and level throughout, requiring no terracing or fill. Each lot fronts the federal maritime zone on its eastern boundary and a projected street on its western, giving the assembled site clean access on both sides. Held together they form an unbroken 60 meter / 197 ft ribbon of coast, a frontage width that has become extremely difficult to assemble anywhere north of Tulum.
What the Municipality Permits
The parcels sit within Tourist Coastal zoning under the Puerto Morelos Urban Development Program published in February 2026. The assigned code is TE/3/50/M1: 30% land coverage, a floor area ratio of 1.0, three levels, and a maximum height of 10.5 meters. Setbacks run five meters front and rear with two meters on one lateral. Density is set at 25 dwellings or 50 rooms per hectare. Within the surrounding management unit the environmental policy is one of sustainable use, with soil, mangrove and biodiversity listed as priority resources. The envelope suits a private beachfront residence, a small collection of villas, or a low density boutique property.
The Setting
Puerto Morelos kept what its neighbors traded away. It is a working fishing village with a leaning lighthouse on the main pier, a square ringed by seafood restaurants and artisan stalls, and a pace that runs on foot and by bicycle rather than by car. The reef offshore belongs to the second largest barrier reef system in the world and lies close enough to shore to swim to. Inland, the Route of the Cenotes threads some 35 kilometers past dozens of open, closed and semi open cenotes. Cancún International sits 20 to 30 minutes north, Playa del Carmen 33 kilometers south, and a Tren Maya station now links the village to the wider peninsula.
Dolphins and sea turtles are seen regularly along this stretch of water.
⛲️ Features
⛲️ Three contiguous beachfront parcels totaling 2,400 m² / 25,834 sq ft
⛲️ 60 linear meters / 197 ft of open Caribbean frontage
⛲️ Each parcel 40 by 20 meters, 800 m² / 8,611 sq ft

⛲️ 25 dwellings or 50 rooms per hectare permitted density

⛲️ Historic Punta Brava lighthouse adjacent to the land
⛲️ Puerto Morelos Reef National Park offshore
⛲️ 20 to 30 minutes from Cancún International Airport
⛲️ Virgin beach setting with no commercial development
Ownership
Punta Brava lies within Mexico's restricted coastal zone. Foreign buyers acquire through a fideicomiso, a bank trust granting full rights of use, lease, improvement, inheritance and sale. Mexican nationals and Mexican corporations hold title directly. The eastern boundary of each parcel adjoins ZOFEMAT, the federal maritime terrestrial zone, and any use of that strip is governed by federal concession rather than by private title. Buyers should verify concession status, boundaries and permitting with independent counsel.
Land of this width, on open coast, this close to the airport, is not being made anymore.

Villa Piedras Negras | 6 Bedroom Contemporary Estate in El Mirador, Tulum
Four hundred sixty seven square meters of finished construction on a 321 square meter lot in El Mirador, delivered turnkey and ready to occupy. Polished concrete runs throughout, offset by reclaimed wood ceilings, volcanic stone facing, and marble surfaces that catch the light from floor to ceiling glazing on every level. The entry crosses a reflecting channel of water before the house opens into a single continuous volume of kitchen, dining, and lounge that folds out to the pool.
Living and Kitchen
The main level runs as one open floor. A double island kitchen in marble and dark timber anchors the space, with full appliance package, breakfast seating for four at the counter, and a dining table seating twelve beneath a slatted timber ceiling and pendant array. Sliding glass panels retract to the pool deck and outdoor bar with grill, making the interior and terrace read as one room.
Bedrooms and Bathrooms
Six bedrooms across the upper floors, several with private terrace access and jungle outlook, others configured with twin kings for larger groups. Five and a half bathrooms finished in polished concrete with rain showers, black stone vessel basins, and reclaimed timber detailing. Primary suites open directly to planted terraces.
Outdoor and Rooftops
Two separate rooftops. The lower terrace holds the main pool with sun deck, shaded bar, and mature palm planting enclosed by privacy walls. The upper roof carries a plunge pool under a timber pergola with open views across the jungle canopy toward the coast.
Included Membership
Ownership includes Ahau Hotels vacation club membership benefits, extending access across the group's Tulum properties.

COBAS 389 | Lagoon Front Development Land in Bacalar
Two thousand seven hundred seventy five square meters fronting the Bacalar lagoon, four kilometers from the municipal center and steps from downtown. This is a clean, buildable parcel with the paperwork already done: escritura in hand, soil mechanics study complete, topographic survey complete, property tax paid current, and an updated cedula catastral. The lot sits between Prolongación Costero Sur and the federal lagoon zone, with 24.98 meters of lagoon frontage and a depth running just over 111 meters.
Zoning and Build Potential
The parcel carries ZTA classification under the Bacalar urban development program, which permits national and international tourism use alongside private or alternative residential development. Approved project types include concept hotels, vacation rental villas, glamping, and holistic centers. Density allows 15 rooms per hectare or 8 dwellings per hectare. Maximum height is two levels or 8 meters. CUS 1.00 and COS 30 percent.
Federal Zone Note
Ten meters of ZOFEMAT federal maritime land sit in front of the property. This strip can be cleared, maintained, and used for decking. No ZOFEMAT concession has been granted on this parcel to date. Buyers should note that federal zone land remains public by law and access cannot be legally restricted, though in practice this is uncommon in the area. A concession application is the standard route for owners seeking formal rights over the strip.
Access and Services
Dirt road access at 200 meters. Electric service 100 meters from the property line. There is no municipal water in the area; a well is viable on the parcel. Direct lagoon access from the frontage.
The Setting
Bacalar's Laguna de los Siete Colores draws travelers for water that shifts from pale turquoise to deep indigo across the day. The town has grown steadily as a slower alternative to the Riviera Maya coast, and lagoon front land at this size and this proximity to the center is limited by simple geography. The shoreline is finite and most of what remains at scale sits well outside the urban core.

Casa Liana | 2 Bedroom Vertical Retreat in La Veleta
Casa Liana climbs three levels through the canopy of La Veleta, ending at a rooftop pool that sits level with the treetops. Inside, double height glazing pulls the jungle into the living space, and the material palette stays deliberately quiet: polished chukum, warm timber, woven pendant lighting. It is a house built to disappear into its surroundings rather than announce itself against them.
The Residence

- Three bathrooms
- Three levels
- Double height living area with full height windows
- Sculptural open staircase
- 177 m² of construction on a 202 m² lot

The Setting
La Veleta has become the address for buyers who want Tulum without the hotel zone. The streets are quieter, the lots are larger, and the jungle still has the upper hand. Cafés, wellness studios, and restaurants have filled in steadily over the past few years, and the town center sits a short drive away. It is where the design driven side of Tulum construction has concentrated.

Amira Residence | 4 Bedroom Sky Penthouse in Aldea Zamá
Set on the upper floor of a boutique residence at the eastern edge of Aldea Zamá, Amira Residence looks out over the treeline to the sea. Four bedrooms, four full bathrooms, and 177 square meters arranged for the way life actually moves here: long mornings on the terrace with the water in view, afternoons in the pool, evenings that drift from the dining room to the solarium without anyone deciding to go anywhere.
The Residence
- Four bedrooms, each with its own full bathroom
- Living room and separate dining room

Building and Amenities
- Swimming pool
- Rooftop solarium with open sightlines
- Fitness center
- Two common lounge areas
- Underground parking
- 24 hour security
The Setting
Amira sits on the eastern side of Aldea Zamá, the stretch closest to the coast, where the density drops and the jungle canopy gives way to open sky. That position is what puts the sea in view from the upper floors, a rarity this far back from the beach road. Aldea Zamá itself remains the most established address in Tulum: paved streets, reliable services, restaurants and boutiques minutes away. It functions like a real neighborhood rather than a destination.
Ownership Notes
HOA runs 2.50 USD per m² monthly. Property tax is reported at approximately 13,000 MXN annually. Reported rental performance in the building is 45,000 MXN per month. Buyers should verify all figures independently as part of due diligence.

Casa Cenote | Beachfront Boutique Hotel and Development Opportunity in Tankah Bay
Casa Cenote is a beachfront commercial property in Tankah Bay, assembled from three adjoining lots across 3,279.30 m² with 745.38 m² of construction. In operation today as an eleven room boutique hotel with a restaurant and bar, a small grocery and a storage area, it is a working business on the sand rather than a project waiting to begin. For a buyer planning a larger development, it offers the rare position of holding a beachfront site that trades while the next phase is designed.
The Hotel
Eleven rooms accommodate up to thirty guests. Four rooms carry double beds sleeping up to four, and seven are configured for two, a mix that suits group bookings and extended stays as readily as nightly guests.
Restaurant, Bar and Services
A restaurant and bar serve both guests and passing trade, supported by a small grocery and a dedicated storage area. The infrastructure is in place and the operation is established, which shortens the path for an incoming owner considerably.
The Land
Three adjoining lots totalling 3,279.30 m² give the site scale unusual for beachfront Tankah, with frontage on one of the quieter bays between Tulum and Akumal. Buyers should verify permitted density, land use and any development approvals independently.
Singular by the Sea
Casa Cenote is shown by private appointment only, with operational detail and financials released to qualified buyers on request. Serious enquiries are warmly invited.

Villa Las Almas | 5 Bedroom Villa in Aldea Zamá, Tulum
Villa Las Almas sits on a residential street in Aldea Zamá, the only fully developed neighborhood in Tulum, where the houses share a single architectural language and the street reads as a neighborhood rather than a construction site. The lot backs onto standing jungle, so the trees behind the property are the view from every rear window.
The ground floor is one continuous volume. Kitchen, dining, and living run together and open through sliding glass onto a covered terrace, a gravel garden planted with palms, and a pool set at the far edge under the tree line. Travertine runs from the interior straight out to the terrace, so the floor never changes underfoot when you step outside.
Upstairs the plan opens into a second lounge on the landing, which gives the house a family room that is separate from the main social floor. The bedrooms run off it, each with jungle on the other side of the glass, and the principal opens onto its own terrace behind a glass balustrade. Cabinetry, headboards, and shelving are solid tropical hardwood throughout, built in rather than bought.
At 267 m² on a 360 m² lot, the house is sized for a family or a rental operator who needs real bed count without a trophy estate's carrying costs. It comes furnished as photographed.

Villa Illume | 4 Bedroom Designer Villa in Aldea Premium, Tulum
Villa Illume | 4 Bedroom Designer Villa in Aldea Premium, Tulum
Tucked near the end of a quiet cul de sac in Aldea Premium, Villa Illume sits inside one of Tulum's smallest and most guarded residential enclaves, just 36 homes in total. The neighbors are multimillion dollar estates. The price is not.
The ground floor opens into a single connected volume of kitchen, dining, and living space beneath three meter ceilings finished in wooden inlay and lit from a recessed cove. A full wall of sliding glass retracts entirely, so the room ends at a lap pool that runs the length of the garden with jungle canopy rising behind it. A covered pergola lounge and a stone outdoor kitchen sit alongside, which means dinner for ten happens without anyone deciding whether they are inside or out.
The second floor holds the bedrooms, each with its own bath, arranged along a corridor lit from a skylight above rather than windows onto the street. Bedrooms open to planted terraces. The top floor belongs to the principal suite alone, with a private terrace, a plunge pool set against a stone wall, a lounge under a wood pole canopy, and a half bath.
The house was completed in 2022 and has been kept to a standard that matches the enclave around it: travertine floors, chukum walls, solid wood cabinetry and doors throughout, and stone basins cut for each bath. What makes it unusual is not the finish level or the design. It is that a home of this quality exists in Aldea Premium at this number.

The Awen | Lote 17 | Residential Lot in Tulum's Premier Gated Community
Lote 17 is an 822.56 m² parcel inside The Awen, the private gated community in Soy Tulum positioned closer to Tulum Beach than virtually any comparable land offering. At $550 USD per square meter, it sits below the project's $600/m² list rate, an entry point that leaves room for appreciation as the macro project moves toward official launch.
The Awen is a limited release of 58 lots, with less than 10% of inventory remaining. The community sits roughly 2,500 ft from the middle of the Hotel Zone, with private access roads connecting owners and guests directly to Tulum's best-known clubs and bars, and the beach itself is 900 meters away. Access runs through two security checkpoints, making it one of the most secure projects in Tulum, an attribute that carries real weight with high-end buyers who value privacy.
The Awen impacts only 30% of the project footprint, preserving trees and wildlife across the balance, and stands as one of the lowest-impact developments in the area. Amenities are built for the community rather than bolted on: a lap pool, contemplation paths, an organic garden, a wellness center running yoga, Pilates and mindfulness classes, a beach club, and beach access under a kilometer away.
At 822.56 m², Lote 17 sits comfortably in the buildable middle of The Awen's range, generous enough for a substantial villa with pool and garden while staying within the community's low-density design language. Owners can build now or hold the lot as an appreciation asset, and the developer reports villa builds from 1 million USD generating 25% gross ROI, though returns of this kind are reported figures and should be independently verified by buyers. Proximity to the beach with permits in place means comparable supply is limited, which supports a straightforward exit when an owner chooses to sell.
Financing runs on a 35% downpayment with the remaining 65% not payable for 18 months, carrying no monthly payments or fees.
Coastal zone note: properties in this area fall under Mexico's restricted zone, and foreign buyers acquire through a fideicomiso (bank trust). Our team can walk you through the structure.

Casa Calma | 3 Bedroom Contemporary Residence in Aldea Zama
Casa Calma sits inside La Privada, a gated enclave in Aldea Zama where the pace slows the moment the gate closes behind you. Two levels, three bedrooms, and a pool set into the ground floor, built for people who want Tulum's most walkable address without giving up the quiet. Access is controlled and security runs around the clock. Across 270 square meters, the home is composed with restraint: black framing, concrete screens, warm materials, nothing louder than it needs to be.
A Layout Built for Living
With 3 bedrooms and 4.5 bathrooms across two levels, Casa Calma is scaled for a family or a couple who host. A separate service room with its own bathroom keeps the household running without intruding on the living spaces. The ground floor opens onto the pool, and the terrace extends the interior outward under steel and wood pergolas.
Specified, Not Retrofitted
The upgrade package was built into the home from the start. Black aluminum canceleria frames every opening. Concrete celosia screens filter the afternoon light rather than block it. Black granite runs across the kitchen bars, and the electrical fixtures and grifería carry the same finish throughout. Solar panels handle the load quietly in the background.
Amenities Across the Street and Behind the Gate
La Privada holds a clubhouse, a pool, and a padel court within the gates. Outside them, restaurants, a fresh market, and convenience stores sit directly across the road. The home also carries an included Ahau Hotels vacation club membership, extending the address well beyond Aldea Zama.
Quietly Positioned
Aldea Zama is Tulum's master-planned residential district, walkable, serviced, and connected to both the beach road and the town center. La Privada is one of the quieter addresses inside it, and homes at this specification rarely surface here. Private viewings by appointment.

Between them lies the stretch of coast that made this town famous, reachable on foot rather than by car.
The beach zone was built for hotels, restaurants and beach clubs. Residential addresses within walking distance of the sand are rare, and they surface on the market rarely. This is one of them.
The Apartment
Two bedrooms across a single level, finished with a deliberate hand. Coffered ceilings trace recessed gold lines above polished marble floors. A wall of glass slides open onto a private terrace where a suspended egg chair hangs beside a plunge tub, jungle canopy at eye level.
The living room runs open to the kitchen and dining area, holding light from morning through late afternoon. Cabinetry in warm timber and pale stone, a breakfast bar under pendant lights, and a full run of counter space. The dining table is the room's anchor, a slab of live edge timber poured with epoxy resin in the exact turquoise of the reef a few hundred meters away, commissioned and shipped from Ukraine.
Both bedrooms are quiet, cool and generous, dressed in soft blues against gray plaster, with hand knotted macramé hung above the beds and en suite bathrooms in stone. Air conditioning throughout, ceiling fans in every room.
It is sold exactly as it stands. Furniture, kitchen, linens. You arrive with a suitcase.
Amira
Amira is a low rise development of two buildings connected at roof level by a glass bridge. Each building carries its own rooftop infinity pool, one running the full length of the roof in timber decking and open sky, taking in the Mexican Caribbean on one side and unbroken jungle on the other.
Below, the grounds are threaded with a jungle walk and an artificial river running between the two structures. The architecture is chukum and dark timber against limestone, sunk into the canopy rather than set on top of it.
Rental History
B208 was the first apartment in the building to be finished, the first furnished, the first rented, and the first listed on Airbnb. Its debut year on the platform placed it among the strongest performing rentals in Tulum, and Airbnb featured it in their own organic email campaigns. That listing, with its reviews and its ranking, comes with the apartment.
Its first twelve months returned $50,500 USD gross and $40,700 USD net, backed by a month by month statement made available to qualified buyers. The current owner will continue managing the unit at a ten percent fee, well under the regional norm, across both the Airbnb listing and a dedicated direct booking site. Buyers should verify all financial figures independently.
