Agwa Bosques stands on the Carretera México Toluca at the point where Bosques de las Lomas gives way to Santa Fe, in the Cuajimalpa de Morelos borough of Mexico City. Ten levels of AAA office space rise above a commercial ground floor and six basement levels of parking. The building is new, complete and available for immediate occupation. Floor plates run to 1,414.20 square meters (15,222 sq ft) and divide from 145 square meters (1,561 sq ft) upward, which puts a single suite and a full headquarters floor inside the same address.

The Building

Total office area is 14,142 square meters (152,224 sq ft) across the ten levels. Floor to floor height is four meters and the longitudinal façade runs 65 meters, so daylight carries deep into the plate rather than stopping at the first row of desks. The architecture is by Enrique Macotela, a white concrete exoskeleton drawn in diagonals across a double glazed curtain wall, and the developer is Gigante Grupo Inmobiliario. Upper floors look out across the valley and over the wooded ravine that follows the highway.

Floor Plates and Subdivision

The façade was modelled for energy performance and built in double glass for thermal efficiency, lighting is LED throughout, and a building management system governs the energy load. Construction and operational waste are both managed and recycled.

Ground Floor

The ground floor carries the reception lobby, a cafeteria and separate controlled entries for pedestrians, for the parking ramps and for the residential tower alongside. Bicycle racks sit inside the secure line, with organic and inorganic waste rooms and a manned monitoring post on the same level.

Access and Connections

The site fronts the México Toluca highway with the new Fiscalía General de la República building directly opposite. Two bus stops sit 250 meters away, three minutes on foot, carrying RTP and concessioned routes, and both the Interurban train and Cablebús line 3 run close by. Plaza Lilas is a five minute walk and Paseo Arcos Bosques twelve. By car the Vista Hermosa return takes two to four minutes, the Plaza Lilas exit six to eight, the El Yaqui terminal eight to fifteen, the Glorieta Bosques ten to twenty and Reforma Constituyentes nine to seventeen. The same journeys made from inside Santa Fe run twelve to thirty five minutes, which is where the twenty minute saving at peak hours comes from.

The kitchen sits under the same timber ceiling, black cabinetry against a marble island with leather counter seating, a run of clerestory windows behind the range framing the planting outside. The Rooms

The facade announces itself before anything else does. Three levels of white stucco split by a spine of raw stone, arched windows set into the upper floor like a row of held breaths, and at ground level an arch wide enough to walk a sofa through, opening straight onto water. The stair core lifts through the centre of the house in white plaster and stone. Above it the material language changes. Timber floors, warm microcement, layered curtains, arched windows that pull the tree canopy into the room. The master suite takes the arch as its centrepiece, a freestanding tub set beside the glass so the bath and the view are the same event. Six bedrooms in total, each with its own bathroom, finished in green marble, black marble and carved stone basins on floating vanities. A half bath serves the ground floor.

Sian Ka'an translates from Maya as the gate of heaven, or the place where the sky begins. Two hectares of high canopy jungle, and a house that occupies almost none of it. Los Árboles caps construction at five percent of any lot, so what surrounds this residence is not landscaping that a neighbour might one day clear. It is jungle, and it stays jungle, part of a preserve running to twelve hundred acres. Toucans and monkeys move through it. The nearest sound is the community gate, and that is a long way off.

The house runs on one level, 260 m² / 2,799 sq ft of interior opening onto 91 m² / 980 sq ft of covered terrace and a further 307 m² / 3,305 sq ft of outdoor living. Three bedrooms, three bathrooms and a half, all air conditioned. The plan is built around water: a lap pool of 21 meters, seventy feet, finished in black metallic tile so it reads as a dark line cut through the green rather than a blue rectangle dropped into it. Long enough to actually swim.

The Terraces

There are two, and they do different jobs. The first sits under a pergola with seating for sixteen, which is the number that turns a house into a place people gather. The second is quieter, built against a waterfall wall, with a life size jaguar carved from zapote wood standing in it. Zapote is the wood the Maya used for lintels because it outlasts everything, and the piece was made by hand. Beyond both, garden and patio give way to jungle without a fence line to interrupt them.

The Systems

Los Árboles is an off grid community, so this is not a house that depends on the grid arriving. Solar panels carry it, lithium batteries hold the charge overnight, and a generator sits behind both of those. Starlink handles connectivity, which matters more here than it would in town. A water softener runs throughout and the fixtures are Moen under lifetime warranty, the sort of specification that only shows itself years later. Dogs are welcome. Furnishings are negotiable.

Tulum sits within Mexico's restricted zone. Foreign buyers acquire through a fideicomiso, a bank trust granting full rights of use, lease, improvement, inheritance and sale. Mexican nationals and Mexican corporations hold title directly. Los Árboles carries a homeowners association fee of USD $1,700 and community rules governing land use, materials and construction footprint. Buyers should review the HOA statutes and confirm areas, systems and fee terms independently.

En Tulum, la zona pesa tanto como la casa. Cada área tiene su propio ambiente, su nivel de infraestructura y su rango de precios, y conviene elegirla según el uso que le dará a la casa: vivir en ella todo el año, pasar temporadas con su familia o rentarla. Aldea Zamá, entre el centro y la zona de playa, es la más consolidada: calles pavimentadas, vigilancia, privadas con acceso controlado y una traza que invita a caminar. Aquí predominan las casas y los departamentos terminados, con una oferta amplia de reventa, así que puede recorrer y comparar propiedades ya construidas antes de decidir, desde departamentos de precio accesible hasta grandes residencias de varios millones de USD.

La Veleta y Holistika tienen un ambiente más residencial y tranquilo. La Veleta suele ser la puerta de entrada al mercado, con casas y departamentos terminados a precios más accesibles que en Aldea Zamá, y es una buena opción tanto para una primera compra como para quien busca potencial de renta vacacional con un presupuesto más moderado. Holistika, rodeada de selva y con una marcada vocación de bienestar, ofrece casas más amplias: aquí suele encontrar más metros de construcción por el mismo presupuesto, algo que valoran las familias y quienes buscan una segunda residencia para temporadas largas.

Región 15 se ubica entre La Veleta y la carretera a la zona de playa, y es una de las áreas con más construcción nueva de Tulum. Conviven casas terminadas, reventas y desarrollos en preventa, con precios que van desde opciones accesibles hasta residencias de alto nivel. Esa variedad es su mayor ventaja y también la razón para elegir con cuidado: en Región 15 el nombre de la zona dice poco, y lo que define una buena compra es la calle, el acceso, los servicios y el desarrollador. Es un buen lugar para comparar entrega inmediata y preventa sin salir de la misma zona.

Por otro lado, comunidades planeadas como Selva Zama y Tulum 101 se diseñaron desde el inicio con infraestructura moderna: calles, servicios y áreas comunes pensados para vivir a pocos minutos de la playa. Selva Zama reúne lotes amplios y residencias de gran formato, muchas en preventa, para quien busca espacio y puede esperar la entrega. Región 8, junto a la carretera que lleva a la zona de playa, sigue en pleno desarrollo y atrae sobre todo a quien quiere comprar terreno y construir su propia casa, un proyecto en el que también podemos ayudarle. Y si su prioridad es despertar frente al mar, Tankah Bay, al norte de Tulum, ofrece casas de playa ya terminadas.

Mercado inmobiliario en Tulum: demanda, renta vacacional y lo que conviene saber antes de comprar

Tulum atrae a compradores de todo México, de Latinoamérica y del resto del mundo por su playa, sus cenotes, su zona arqueológica y un estilo de vida propio. Unos buscan una casa para vivir todo el año, otros una segunda residencia para pasar temporadas o una base en el Caribe para trabajar a distancia, y muchos una propiedad que puedan rentar cuando no la usen.

El acceso a Tulum cambió de manera notable. El Aeropuerto Internacional de Tulum opera desde finales de 2023 con vuelos nacionales e internacionales, y el Tren Maya tiene estaciones en la ciudad y en el propio aeropuerto. Para quien vive en otra parte del país o viene del extranjero, esto significa llegar a Tulum sin depender de aterrizar en Cancún y manejar casi dos horas por carretera, algo que pesa mucho al elegir una segunda residencia.

La afluencia turística es la base del potencial de renta vacacional. Tulum recibe visitantes todo el año, pero la demanda se concentra de finales de diciembre a abril, con su punto más fuerte en las primeras semanas de enero, cuando coinciden las vacaciones de invierno, los festivales de música, las bodas y los viajes de bienestar. Semana Santa y los puentes largos atraen además al viajero nacional.

Como referencia, las cifras de AirDNA para 2026 registran para Tulum y sus alrededores una ocupación de 36 por ciento, con una tarifa promedio de 233 USD por noche. Son cifras de AirDNA, no nuestras, y describen el mercado en su conjunto, no una propiedad en particular. Ese promedio mezcla estudios con villas de cinco recámaras, y casas bien administradas con otras que casi no se promocionan, por lo que dice poco sobre lo que puede lograr una casa específica.

El potencial de renta de una casa depende de factores muy específicos: la calle y el acceso, la distancia a la playa y al centro, el número de recámaras con baño completo, la alberca privada y el roof garden, la calidad del mobiliario y de las fotografías y, sobre todo, quién la administra. Antes de comprar conviene confirmar que el reglamento del condominio permita la renta vacacional y revisar el tema fiscal: la renta vacacional amueblada está sujeta a ISR e IVA, las plataformas digitales retienen impuestos de cada reserva y la retención es menor si usted está inscrito en el RFC. Su contador le indicará cómo se aplica en su caso.

El mercado de Tulum también ha madurado. Hoy hay más oferta que hace unos años, sobre todo en preventa, y eso le da al comprador más opciones y más margen para negociar. Por lo mismo, elegir bien es más importante que nunca. Una casa de entrega inmediata le permite ver exactamente lo que compra; una preventa ofrece planes de pago durante la obra, pero implica confiar en el desarrollador, así que conviene revisar qué proyectos ha entregado antes en la región, quién es el dueño del terreno, cómo se financia la obra y si el proyecto cuenta con sus licencias.

Por eso comprar con representación local marca la diferencia. ¿Cómo se compra una casa en Tulum siendo mexicano o extranjero?

Si usted es mexicano, compra de forma directa: la casa se escritura a su nombre ante notario público y se inscribe en el Registro Público de la Propiedad, sin necesidad de fideicomiso. Si es extranjero, ya sea de Colombia, Argentina, Estados Unidos o cualquier otro país, debe saber que la Constitución mexicana no permite a los extranjeros adquirir el dominio directo de inmuebles dentro de una franja de 50 kilómetros a lo largo de la costa, la llamada zona restringida, donde se encuentra Tulum. En ese caso la compra se hace mediante un fideicomiso. Un banco mexicano recibe la titularidad como fiduciario y usted, como fideicomisario, tiene todos los derechos de un propietario: puede usar, habitar, rentar, remodelar, construir y vender la propiedad, y también dejarla en herencia. El banco no puede vender, rentar ni disponer del inmueble sin sus instrucciones. El fideicomiso tiene una vigencia de 50 años y se puede renovar de manera indefinida, así que no pierde la propiedad al cumplirse ese plazo. Cuando se planea tener varias propiedades con fines comerciales, puede convenir una sociedad mexicana; su abogado le dirá si es la mejor opción para usted. Como referencia, la compra de una casa terminada suele concretarse en un plazo de 60 a 90 días; en preventa, los plazos dependen de la entrega de la obra. ¿Cuánto se paga de apartado y de enganche?

En preventa, la mayoría de los desarrollos pide un apartado de alrededor de 5,000 USD para reservar la unidad mientras se prepara el contrato. Cada desarrollador decide si el apartado es reembolsable y en qué condiciones, así que pida esas condiciones por escrito antes de pagar. Después se cubre un enganche que normalmente ronda el 30 por ciento, y un enganche mayor suele permitir negociar un mejor precio. El resto se paga según un plan de pagos negociable, por lo general durante la obra y en algunos casos con un saldo final a la entrega, lo que le permite conservar liquidez. En casas de entrega inmediata o de reventa el esquema cambia: el anticipo y el saldo se pactan en cada operación, y el pago final se hace al firmar la escritura ante notario.

¿Qué rendimiento puede generar mi casa en Tulum?

Depende de la propiedad, de la calle, de cómo esté amueblada y de cómo se administre. Por eso no damos una cifra única de rendimiento para el mercado. Como referencia, las cifras de AirDNA para 2026 registran para Tulum y sus alrededores una ocupación de 36 por ciento, con una tarifa promedio de 233 USD por noche. Son cifras de mercado de AirDNA, no nuestras, y no describen ninguna propiedad en particular. Cuando un vendedor o un desarrollador comparte cifras de una casa específica, le indicamos de dónde provienen y le recomendamos verificarlas de forma independiente.

¿Puedo financiar mi casa en Tulum con un crédito hipotecario?

Sí, según su caso. Si usted es mexicano, puede solicitar un crédito hipotecario con la banca mexicana para una casa terminada y lista para escriturar: el banco hace un avalúo, pide un enganche y revisa sus ingresos. Si cotiza en el Infonavit o el Fovissste, en algunos casos puede combinar ese crédito con uno bancario. Las tasas, los plazos y las comisiones varían según el banco y su perfil, así que conviene comparar el CAT de varias opciones y obtener una precalificación antes de hacer una oferta, porque el trámite lleva tiempo. En preventa, lo habitual es cubrir el apartado, el enganche y los pagos de obra con recursos propios y, en algunos casos, financiar el saldo al momento de la entrega. Si usted es extranjero, obtener crédito en México es más difícil; muchos compradores financian la compra en su país de origen, por ejemplo con un crédito respaldado por un inmueble que ya poseen, o aprovechan los planes de pago de la preventa. ¿Cuánto cuesta escriturar una casa en Tulum y qué otros gastos hay?

Como referencia, los gastos de escrituración de un comprador extranjero en Quintana Roo suelen sumar entre el 6 y el 10 por ciento del valor de la propiedad. Incluyen el impuesto sobre adquisición de bienes inmuebles (ISABI), los honorarios del notario, la inscripción en el Registro Público de la Propiedad, el avalúo y el certificado de libertad de gravamen, además del permiso de la Secretaría de Relaciones Exteriores y la constitución del fideicomiso. Estos dos últimos tienen un costo fijo, por lo que pesan más en una propiedad de menor precio, y no aplican si usted es mexicano y compra de forma directa. Una vez que sea propietario, pagará cada año el predial al municipio, en pesos, y si es extranjero el banco le cobrará además una cuota anual por administrar el fideicomiso. Las cuotas de mantenimiento dependen de cada desarrollo y de sus amenidades, y le confirmamos la cuota de cada propiedad que le interese. Considere también el mobiliario y el equipamiento si la casa no se entrega amueblada. ¿Cómo me aseguro de que la casa tenga sus escrituras en regla?

Antes de firmar, pida que un notario público o un abogado de su confianza haga la revisión de antecedentes registrales. Esa revisión confirma que quien vende es el propietario inscrito en el Registro Público de la Propiedad, con su folio real, y el certificado de libertad de gravamen acredita que el inmueble no tiene hipotecas ni embargos. También se revisa que el predial y el agua estén al corriente. En Tulum conviene además verificar que, si el terreno fue ejidal, ya cuente con el dominio pleno y, en preventa, que el desarrollo tenga sus licencias. Desconfíe de cualquier vendedor que se resista a una verificación independiente. Trabajar con profesionales locales con experiencia hace este proceso mucho más sencillo.

¿Qué tan seguro es Tulum?

Tulum es, en general, un lugar seguro para visitar y para vivir. En Numbeo, cuyo índice de criminalidad se construye con lo que reportan los propios residentes y visitantes, Tulum registra hoy un puntaje más bajo que muchas grandes ciudades de Estados Unidos, entre ellas Miami. Como cualquier destino turístico concurrido, llega a tener incidentes graves, pero rara vez afectan a visitantes o residentes en su día a día. Basta con tomar las precauciones habituales de cualquier lugar con mucho turismo: cuidar sus pertenencias, moverse en transporte de confianza y desconfiar de ofertas que parezcan demasiado buenas para ser ciertas. Al comprar, el riesgo que más conviene cuidar es el legal, y en eso estamos con usted de principio a fin.

¿Las casas incluyen amenidades?

Depende del desarrollo y de la zona. Muchas casas tienen alberca privada, y las que están dentro de un fraccionamiento o condominio suelen compartir amenidades como alberca, spa, roof garden, gimnasio, salón de yoga y espacio de coworking, además de acceso controlado. Estas amenidades se sostienen con la cuota de mantenimiento, y en cada propiedad le indicamos qué incluye y de cuánto es la cuota.
