The apartments

Units D303 and C306 are identical three bedroom, three bathroom plans of 136.25 square meters, both built as lock offs. They are roughly a third larger than the two bedroom plans and they are the largest apartments left in the project.

The discount

Both were listed at $611,255 USD and both now stand at $545,000, an eleven percent reduction. It is a smaller cut than the two bedrooms are carrying, which usually means the developer expects these to move first.

Gran Tulum

Gran Tulum is 245 apartments on the Tulum to Boca Paila road at kilometre 3.8, inside the gated community closest to the beach. Two and three bedroom plans with two and three bathrooms, all built as lock offs. The amenity list is unusually long for Tulum and leans cultural rather than recreational: alongside the family and children pools, the gym, the spa and the hammock area there is a growing garden, an experimental art and creativity centre, an outdoor performance area and cinema, an exhibition space with an observation platform and a local cuisine pavilion. The developers are SIMCA and Inmobilia.

The state of the sale

Gran Tulum is all but sold. Four apartments remained on the developer list out of the 245 built, and the discounts below are the developer clearing the last of them rather than an opening promotion. When these go the project is finished.
